New owners as of start of 2024, now known as mustang corner rv park. 80% of the park are full time, and the rent is $350 per month, with no club house, or wash rooms (ok by me). Level gravel sites that are a little close but, not too bad. Close to tombstone, Sierra vista, and benson. The hiking in the area is the key selling point for me, short drive to Coronado, Huachuca mountains, Kartchner caverns and, Saguaro national park. It’s starting to warm up so I’m driving ms lazy to the mountains of New Mexico for the summer.

Owners appear to be husband and wife team. Husband seems to walk the park daily and is friendly but won't impose unless you have questions. Wife is not pleasant in general. Seems grumpy and annoyed all the time. According to other people in the park, this is normal for her. If you are nice to her she will be polite to you, but don't expect her to smile or engage. Most people who give this place bad reviews note the wife's attitude as their reason why.
If you don't get hung up on the wife's negative demeanor, this is actually a lovely place to stay. No concrete pads, but the gravel is fresh and level. The park is simple but has most everything you need. There are trash cans throughout and a couple of picnic areas. Where I parked there was a beautiful view of the mountain vistas.
There is no RV age limit at this park. If your RV, camper, trailer or 5th wheel is 3 years old or 30, you are welcome here. They get bonus points for allowing converted cargo vans as well. Always call to check if the policy has changed, but as of this writing (11/29/2017), they are flexible on this. Their primary concern is that you keep your area and the park clean.
The office is not in the front, it is in the back and is gated to vehicles. You have to walk back. The office is styled like an old Shell Station and is really fun to look through. There are bathrooms, showers, and a kitchen set up in the community room. There are also nice larger screen computers (3 if I recall) for guests to use in the office/community room. I understand there is a workout room but I did not access it. Pets are allowed as well.
Coyotes howl in the distance at night, providing a lovely (and kind of spooky) audible backdrop to this charming little RV park in the desert. Tombstone, Huachuca City, Fort Huachuca, Bisbee, and Sierra Vista are close by. The park website provides some great local info for those unfamiliar with the area. There is a ton of shopping, restaurants, grocery stores, etc just 10 miles way in Sierra Vista.
Devan Winters would stay here again
