No pavement just gravel and this is not level you may need lots of leveling blocks.
Some spots are very tight

Basically a gravel parking lot that is quickly devolving into a trailerhood due to the many long term residents . Couldn’t figure out the resort part. No tables no restrooms no showers no pool.

Sites are large but NOT flat. Lots of sites are difficult to set an RV. No shower or bathroom. It is a newer park so site equipment works well.

Deceptive staff.
Credit card fraud.
Some business practices are criminal at the consumer's expense.
Spotty Wi-Fi.
Pro: safe for dogs. Excellent views.
UPDATED: This location's business caused over $1,000 in damages and then also tried to charge my credit card afterward, without legal consent.
The park repeatedly attempted additional fraudulent charges after I had been off of the property for over three weeks. The property refused multiple written requests to destroy billing information, resulting in the need to change card numbers and inform merchants of their criminal behavior.
Moved my trailer here on April 20, 2023. I'm a double full-time student and run a pet charity. I made clear my intent to Anita, the park manager to stay indefinitely.
When I called on May 10th to arrange my following month, Anita informed me that the park began enforcing a 10 year old policy this month, of not allowing trailers in the park, older than 10 years.
The park currently has more than 40 units here that are older than 10 years and show no signs of moving. See photos.
I spoke to the manager, Ryan, who indicated that Arizona has virtually no laws protecting people in trailers and that they can enforce this policy as arbitrarily as they wish.
While Arizona does have virtually no tenant protections for folks in RV's, no park is permitted to arbitrarily enforce policies for one group of guests and not for another, to try to bring in cash when needed, at the expense of poor guests, through deceptive and discriminatory policies. That's pretty different than a level playing field.

Staff was very accommodating and kind. This is definitely not a resort, basically all you have here is your RV site and you can’t use the laundry facility unless you’re here for over 30 days, they do not enforce the rules about garbage around your site. There are no amenities, no picnic tables and there are no trees or shade. Quiet at night.

So many negative reviews, and I just don’t get it! The views and location are unmatched. The camp host, Kathy, was very friendly and helpful. All our needs were met (and exceeded) here. It was very hot during our visit, but we still were able to enjoy our stay here and all the park/area had to offer. Will certainly stay here again!

Manager is rude and totally reactive.
Check-in is confusing. Not much room to park in front of office. Signs posted in front of office “no parking, fire lane”. Someone else was parked in the only non-posted spot so we drove to our site to park - big mistake as we were reprimanded by manager. When I said I didn’t want to park in front of fire lane signs she responded “I enforce the parking here.”
Where I come from we don’t park in posted fire lanes! A few sign changes near the office and some pavement markings would make things more clear to new comers.
Laundry facilities are inadequate, only 3 washers and 3 dryers. The park charges $20 per month for laundry. Sounds great on the surface but good luck finding an empty machine. We ended up going to town to do our laundry.
Lastly, in February 2021 we reserved a specific site (#112) for winter 2022 that was conducive to dramatic views from inside our rig. In mid April 2021, I received an email from the manager stating “ This is to notify you that your reservation site #112 has been changed to site #111 due to a long term reservation coming in to the park. If you have any questions or want to make changes to your reservation please call the office. Thanks Kathy”
We aren’t interested in site 111, the view from site 111 would be of a neighboring rig.
We don’t appreciate being treated this way and therefore will not stay at this RV park again nor will we refer anyone to this park!

The spots are wide and you don't feel like you are on top of your neighbors. The views of the valley and Sedona are spectacular. This was a great base for us as it was only a 15 minute drive to Cottonwood (definitely eat at Coal BBQ!!) And 30 minutes to hiking in Sedona. Park was quiet. Laundry facilities were brand new (and very affordable). One and only suggestion would be to add a picnic table to the sites (definitely not a make or break it!). Thanks for a great week!!

This park looks beautiful but we ended up not booking here. They were less than accommodating and rude over the phone. You are not allowed to check in over the weekend. Has to be Friday morning or Monday and they are not flexible with this policy at all. It looks like they have beautiful views but the manager also said they fill up most of the rim spots with monthly rentals. Rim spots were booked through the rest of the year.
