The place was Great… Staff was very attentive and helpful… spots were clean.. flat.. and worked well.. the river and pond were BEAUTIFUL..!! We loved it… BUT… the Wi-Fi provided was sooooo BAD… it was a waste of their money to even pay for an internet service and try to even provide it to us as guests. Seriously- if they are paying... more

BUT… the Wi-Fi provided was sooooo BAD… it was a waste of their money to even pay for an internet service and try to even provide it to us as guests. Seriously- if they are paying for internet service to provide to their guests- they are getting ripped off.
Signal strength throughout the campground was SPECTACULAR…!! Their router system is set up correctly… their speed they pay for is either minimal and needs upgraded EMENSLEY… or they are getting ripped off from their service provider…. If you need connectivity to the WWW… bring your own.. or use the minimal cell service that area receives… because theirs ain’t gonna cut the mustard if you need it…. It wouldn’t even load Facebook ADs… or hardly send an iMessage from an iPhone…. That’s how slow it was.

River is awsome, get a riverside site to enjoy. Pagoda is a yawn, you can skip it. But, pack a lunch or, better yet but one at the sandwich shop on the east of town and go to Chimney Rocks National Monument and explore history. 30 minute drive.

Very nice campground, beautiful flowers in the park, pretty level dirt/gravel/grass sites. Not all the sites have sewer so you need to ask if that’s important to you. Bathrooms could use an update.

“Great Little Spot”

Sites were clean - we stayed on a river front spot. Not a lot to see on river but it was pretty and added great sound to our stay. People were friendly and courteous when we checked in. We had a great stay and were able to visit lots of local places and trails.

I was driving to Gunnison and needed a place for the weekend, thankfully I found this place. I stayed just across from the pond but the river was only a few hundred yards away. I was driving to Gunnison and needed a place for the weekend, thankfully I found this place. I stayed just across from the pond but the river was only a few hundred yards away. Plenty of space for big rigs as well as lots of tent sites. The river rafting tours start from this place and its only 5 minutes from downtown. The bathroom was clean and a good shower. I had a water and electric site which is normally $65 but got a discount for being a veteran so paid $58. Probably the highest price I have paid for camping but worth it for a few days to hit the hot springs and hike Wolf Creek Pass. There was plenty of snow in late June.

Booked this place because we wanted to be close enough to town and it was just perfect. Leveled site (#3) under the tree which gave us perfect shade for the afternoons. There were a lot of mosquitos around - we were close to the pond. BUT I have to highlight that CO is having a lot of mosquitos this year.
Great service for the 4th July weekend.
Although the sites by the river are the best if you want to be close to it, they have no shade so you will bake in the sun.

Was in a bind due to our dry camping options being closed in the area due to continued snowfall blocking national park roads along Wolf Creek in May 2023. This campground was kind enough to put our 23' rig in a tent site along the creek for a night. Shower facility was nice and provided ample room. Campground was also accommodating ... more
Was in a bind due to our dry camping options being closed in the area due to continued snowfall blocking national park roads along Wolf Creek in May 2023. This campground was kind enough to put our 23' rig in a tent site along the creek for a night. Shower facility was nice and provided ample room. Campground was also accommodating and allowed us to have water and dump our tanks. Our site was nestled on the creek and the rippling water was SO relaxing to watch and listen to! Wifi here was very poor and only 1 bar with Verizon. Would definitely stay here again, but maybe closer to a wifi router and most certainly along the creek.

I had the most wonderful experience here that I kept staying. I arrived having had bad news from home and was immediately welcomed with love and concern. I had the most wonderful experience here that I kept staying. I arrived having had bad news from home and was immediately welcomed with love and concern. They gave me the honeymoon tent spot by the San Juan River. It was magical. The next night after visiting the springs all afternoon, I wanted water and electric so I moved to an interior spot. I decided to stay again to hike in the area and relax by their pond. The last night I was on their pond. Everyone here made me feel like family. I had dinner one night with some of them. The workers are also campers. I understand others would say the river front spits are too close together but for me I my camper van it was an incredible stay.

The sites are a little too close together for me but they were good full hook up sites. The lake was fun to fish in, caught my first Carp ever in the lake. The river was muddy from a landslide a couple of days before we arrived but cleared up before we left Pagosa Springs. Had a very relaxing time. A whole lot of us Texans here.

Notice ... there are no recent reviews ... all from last year or before. Maybe this place is under new management??? We made reservations online and were mislead from the pretty photos ... don't believe it. The sites are crammed together, no privacy or space at the site. They only put the BIG RIG RV / Motor Homes at the river view site... more

We made reservations online and were mislead from the pretty photos ... don't believe it. The sites are crammed together, no privacy or space at the site. They only put the BIG RIG RV / Motor Homes at the river view sites and charge everyone the same. The small rigs get a crappy site but pay the same as the big rigs! There was dog poop along the river, grounds were not maintained, and people not friendly at all.
We were there last week (July 2020). As we pulled in, my husband said, "This place looks like a dump." He was right. Two hours after we checked in, I cancelled our second night, but was told we could not get a refund. Their sign states they give a Military discount, but my bank account was charged the full price even after I showed my US Army Retired ID card upon paying / checking in. To top this off, my husband got a phone message accusing us of taking their extension cord which we left at the site. I called and spoke with a female who said the owners / managers were not available to speak with me and they she knew nothing of the matter.
They threatened to charge us for the cord. We'll see what happens. We were supposed to have full hook ups, but upon arrival they said they were full and had to put us in Water / Electric only ... even though I made reservations over 3 weeks in advance!
This place was so bad, we left after the first night even though we would not get a refund. DO NOT WASTE YOUR MONEY HERE!
