The staff were friendly, site hook ups were all good. There are some permanent rigs and a bit noisy at night, people talking. We had no problems with anything being secure, just a little noisy. Sites are a little close. Easy drive into Mesa Verde from there.

To be honest, the sites are too close together, you'd better have a good, friendly neighbor. The pricing was weird, different for different days? when I extended for 2 more days it was VERY reasonable, so the average came to $37/day. WEIRD but good. To be honest, the sites are too close together, you'd better have a good, friendly neighbor.
The pricing was weird, different for different days? when I extended for 2 more days it was VERY reasonable, so the average came to $37/day. WEIRD but good.
Now why the 5 stars- Office people were very helpful and nice, showers are good although a little weak on water pressure.
Now, it's just outside of town, quieter, but still a VERY short ride in.
AND it is directly, right next door to the city dog park, so IF you travel with dogs as I do, it was great, I was able to go every day, at times twice a day, I also met a lot of friendly local dog owners there.
Now, for the clincher, and they may not like this, BUT having 2 well trained and mannered dogs I was able to walk them down on the lower area (near the dog poop station) without leash and no one ever came running up screaming about leashes like in some other parks.
One of my girls was traumatized at some point in life and she will NOT poop on a leash,
so this was very important to me. There were a few other well-behaved dogs also taking liberty.
A common sense park will always win, over your stuffy dogmatic and authoritarian ones.

Not sure why this place isn’t packed with people and getting better reviews. We’re here on a weekday and just got a partial hookup (W&E) since we’re only here one night, but there are plenty of fhu spots and even some yurts and cabins. We’re here on a weekday and just got a partial hookup (W&E) since we’re only here one night, but there are plenty of fhu spots and even some yurts and cabins. Booked it online an hour before getting here, but seems like it would’ve been fine to just pull in before the office closed. Very clean, 24 hour laundry, large dog area, small playground and cute little pool that was plenty for the kids to burn off their energy. Super close to Mesa Verde NP. WiFi is ok, not great, but a lot better than most campgrounds. Was planning to stay at the Elks with just electric close by, but for the same price here ($20) we’ve got water and a pool. This place is a hidden gem.

I had a nice conversation with the caretaker. He said he has worked here for 20 years and this is the first season operating under new ownership. He is pleased with the direction that they are taking this campground. Things are being updated and cleaned up. He takes pride in his work and it shows in how nice the place looks. It seemed... more
I had a nice conversation with the caretaker. He said he has worked here for 20 years and this is the first season operating under new ownership. He is pleased with the direction that they are taking this campground. Things are being updated and cleaned up. He takes pride in his work and it shows in how nice the place looks. It seemed a bit odd that in the overall landscape of the RV world where most campgrounds are full and the popular places are booked months in advance, this place was nearly empty. He said that the when it was sold to the new owners it seemed that the word on the street was that the place was closed. There just hasn't been enough advertising done to promote it. With all that being said, if you are looking for a nice campground to stay while visiting the area, stay here. The price for a space is quite a bit less than what we have been used to. The campground is about 10th of a mile from the highway so it's pretty quiet.

We had a wonderful 3 night stay here. The site was relatively level and the hook ups were new and worked perfectly. Nice picnic tables and fire pits at each site too. They are very dog friendly and have poop bags located throughout the campground. There is also a nice path around the lake.
Can’t say enough about the friendly and helpful Managers - Becky and CJ. The office is the nicest we’ve ever seen and the little store has supplies/merchandise - the necessities.
Excellent wifi where we were located. Granted, there was only a handful of other campers so there wasn’t a lot of competition. It worked great for streaming the football games!!
We would definitely stay here again.

Nice, quiet place with a pool. We stayed for about a week while we waited for a spot to open at West View for a long term stay. Our site was level and very spacious. Pool, 2 dog parks, community room with pool table, horse shoe pit, playground, basketball courts, teepees for rent, cabin rentals and tent camping friendly.

Staff was friendly... park shutting down 2 days after we left... winter season too cold. Close to Cortez and convenient to Mesa Verde. We had good weather, though. Park was fine, pull through and easy to navigate.

As you would expect a koa to be, clean and easy access. Close to Mesa verde national park. One night is enough. Noise is relative to the people around you. Had a big screen tv next to us shine our evening out.😑
