First off will not go back because website shows one price you get there and it’s ten dollars more. The very unfriendly man that works there, if your the owner you should know better, said you could get that price only if you book online thru something they have setup but that you have to pay extra to use that. Regardless he refused to honor price on site. Did give me a Good Sam Discount. Still not worth the price, pull throughs are very small well all the sites are small. We have 35’ with a Jeep stuck out both ends. Couldn’t put one slide out because of trees. Wouldn’t come in there with a big rig. Says laundry but I couldn’t find one. Bathrooms and showers were locked. Couldn’t ask about anything after seven closed up and don’t answer the phones. Terrible road noise also. There are FHU, small store and gas.

It’s not a bad little campground. A little sketchy at times.
It’s only about 30 minutes from Great Sand Dunes NP so that was really nice.
Lots of truck and traffic noise from the highway being right next to the campground. Overall it’s not a bad place to stay if you don’t require much. Bathrooms/showers could use a little work

Dump station? - no but sites were full hookups
Water fill? - no but sites were full hookups
Clean site? - 🤷🏼♀️
Clean bathroom? - no. But with flip flops the hot showers and warm bathrooms served their purpose in the bitter cold winter. Just don’t expect a working lock on either of the Women’s shower doors.
Flush toilet? - yes
Showers? - yes, hot
Why did we stay? We visited Great Sand Dunes NP and had planned to stay at the dry campground called Zapata Campground. We had been having issues with our diesel heater and needed electricity to plug in our electric 120 heater. This RV park had all the creature comforts and a gas station. Buuuuutttt it was sketchy.

For what we were looking for, this RV park was perfect! The staff couldn’t have been more hospitable! Their own internet they share with guests is quite good as well. We have Verizon and had to use our Jetpack to watch football on our big screen.
We were happy with this stop even though it’s certainly not a “resort”. It’s priced right!

This RV park has full-time or extended stay residents. There was a mix-up and they couldn't give us the site that we asked for so they stuck us in the first site closest to the gas pumps and propane tank, so it's pretty busy - no solitude. Also, what we thought was the first space, was not, because the 1st space is used for people dumping their sewer while we were there. Our neighbor was a nice disabled person, but a bit rough around the edges. That's how I'll describe this campground. Rough. This person was obsessed with marijuana. Hey, that's fine, but he took one look at us and thought we were 24/7 tokers. Not the case at all.
Sites are gravel, somewhat level, and we didn't use the bathhouse. The owner or person working the front counter was friendly. Close to the Great Sand Dunes NP - 30 min. Alamosa is 23 min away. You're in the shadow of Mt. Blanca, a 14,345 ft mountain, so that's neat. You're about 45min from the Sand Dunes Swimming Pool (Hot Springs).

Read some of these reviews before arriving. I must say I was surprised on how inaccurate the reviews are. I don't know how you can even give this place 1 star? Maybe location can give it one star, it's close to the National Park and all. But the roaring highway and screaming train killed it for me. This place is sandwiched between a busy highway and a railroad. Instead of counting sheep your counting trains and semi trucks!! Been here for three night and got no sleep what so ever. Some one in the reviews said that it's a clean rv park! What! Sounds like that person had it confused with another park. This is what we saw at arrival. Dirty showers, nasty bathrooms, garbage cans over flowing. Not safe! a lot of people coming and going of the street at all hours of the night. I kept everything under lock and key. Left nothing out. So Rvers please be aware of this place and don't waste your time and money. Hope this helps. Reviews of this place are very misleading. Would not recommend this place to anyone. Would not stay here again

Look in the freezer for Pierogis and Polish Sausage. This park is currenty expanding and adding 50/30amp sites and has plans to develope another acre. WIFI is great.
