This is a Thousand Trails campground. First come first served is typical. Older rigs is typical. Maintenance needed is typical. But it’s a good size campground, sites are plenty big, bathrooms all over, dumpsters all over, full hookups, decent cell (T-Mobile but we typically use Starlink when possible). Close to everything you’d need (suburbs area). You can have packages delivered but have to set up a Parcel Pending account which we skipped as we were only here a handful of nights. We were there during crazy weather with a ton of rain all week and lots of flooding, but this is not typical and maintenance was out pumping water from the roads as some roads were completely flooded (along with almost half the campsites).
Pros: canals with ducks everywhere. Big sites. Heated pool to swim in winter. No problem with any utilities. Lots of events to attend although we weren’t around or available long enough. Like movie nights, craft hours, live music. Wide roads, easy to get into back-in sites no matter your rig length. Our site 55 was almost completely level.
Cons: water fowl can be loud 24/7. Setting up an account to receive mail is frustrating.
Would and will absolutely stay again.

After spending $5,000 on a TT membership. This was scheduled as our first booking. I almost cried as we drove through. 80% of the people look like they live there. It looked like a homeless camp. Lots of dirt and filthy kids running around.
We drove though and quickly exited to a parking lot to book elsewhere.

We arrived after 500 mile day and at checkin were subjected to sales pitch. Then told to go hunt for empty site among 100s. Not a fun thing at dusk.

We were here to visit friends in the area, not spend our time at the campground. With that said, the campground was VERY full. We drove nearly the entire thing and only saw about six spaces available when we pulled in. Not all of them have shade, either, so summer time can be a brutal time to be there.
Half of the park is designated for long-term campers, so expect to see LOTS of very full campsites - everything from full weightlifting sets to potted plants to who-knows-what! Regardless, our campsite was fairly peaceful; motorbikes and motorcycles are not permitted to cruise the park, only to leave the park and come back so we didn't have any trouble with noise at night or anything. The canal is kinda icky looking, but the ducks and geese were plentiful and they didn't seem to mind the dirty-looking water.
The mini golf and swimming pools were our kids' favorites. We convinced one of the landscapers to come use their leaf blower to clean off the golf course so it was easier to play. It's the best Thousand Trails golf course we've seen and is in very good shape. Likewise, the pool area was in good repair, clean, and enjoyable.
We'd stay here again, but under the same circumstances. We wouldn't choose to just hang out at the campground for very long, but it served our purpose of being a sleeping spot.

sure what thats all about, they were clean. The Geese
in the park are a hoot! It Appears the park is VERY
residential now a days. Not a camping environment
like it was years ago. Dirt bikes, electric scooters, golf
carts with loud music, cars literally cruising the park
with loud music, people using leaf blowers you name
it we saw it. If your going there to get away this is the wrong park it was busy noisy at all hours.

Lets start with the bad-
Internet and antenna TV are not great. We got a few channels on the antenna but the signal was not great. The PBS channels worked well most of the time. As for internet, Verizon was very slow. Our T-mobile hot spot was a bit better but not by much. I think a lot of people here are using Verizon so it gets a bit bogged down.
There are some canals that run through the park, it doesn't appear they are connected to any water source replenishing them so the water can look a bit muddy, that being said, there are "fountains" that appear to move the water so it isn't standing. Additionally, there are a lot of geese and ducks because of the water so it can get quite noisey. It didn't bother us but just thought people might want to know.
They are building what appears to be a subdivision on one side of the park so Monday-Saturday it is noisey over there. Toward the back of the park by the solar panel area behind the fence is a very loud generator. This is an RV park so noise is just a given but figured people might want to know some of the more "noisey" areas.
The dog park is very small, so if you throw a ball for your dog this is not the dog park for you. As most thousand trails parks, there are a number of people who are annuals so they have been here for a while, I know from reading other reviews that people tend to get "turned off" by this but it doesn't bother us.
The good-
The amenities are well taken care of. Lots of people use the pickleball courts, at 9AM you can join groups playing. The park is next to a wide open field. So while the dog park is not ideal, a lot of people take their dog to the field next door.
Lots of trees around the park so you should be able to find a site with some shade for hot days. It is very close to stores so if you are a full-timer like us and you need a destination to catch up on errands, this is the place to do it.
Laundry is by app so no need to worry about quarters. There are a couple of good breweries close by, we went to 8 Bit and Karl Strauss. Both had good beer and food with nice patio areas. It isn't far from Riverside (about 45 min) so we did 2 days trips into Riverside.
Most people are very friendly, just like most TT parks. They do have 2 pools although only the main one by the front was open when we were there. They have a store open Fri-Sun. The store has basic items, camping items, and beer. You can get packages but you will have to sign up for parcel pending, those lockers are located at the front of the park by the entrance. They do fill propane each day during certain hours.

Verizon cellular service clocked in at 38.3 Mbps download speed and 8.86 Mbps upload speed. AT&T cellular service clocked in at 63.6 Mbps download speed and 4.97 Mbps upload speed. T-Mobile cellular service clocked in at 72.7 Mbps download speed and 3.01 Mbps upload speed.

It can get really packed here, but our site was more private and backed up to the river. The staff here (the younger guy) was the nicest TT we’ve ever met. He was so helpful and kind every time we saw him. The only downside of this park is the wifi. You have to pay for it (it’s Jabba) and it doesn’t work 90% of the time. We have okay cell service with T-Mobile. Overall we’d stay here again any time.

Easy check-in at the guard gate and we ended up choosing full hookup pull-through site #325. It was absolutely enormous and very level. As full-time RVers we have stayed in 40+ Thousand Trails parks over the last 2 years and this was easily the largest site that we've ever had. Surprisingly there are a lot of pull-through sites at this park. This is extremely rare for Thousand Trails. Super cool! Restroom #5 was close and it has been recently remodeled. Great showers and everything was spotless. There are 2 lodges but we didn't investigate them. Pool was swarmed with kids at all hours. We also didn't try the optional paid wifi but my AT&T phone had 3 bars and the hotspot worked great. My wife's Verizon phone only had 1 bar. Lots of young kids running around and cutting through other people's sites. Thumbs down for the poor parental supervision! Another plus was being able to program 25 over the air TV channels including CBS and NBC. The guard staff were fantastic! They always opened the gate for us, which meant that we didn't have to manually key in the entry code. Recycling bins are available at the front of the park. Plentiful grocery and restaurant options are located just a few short miles away.

This place floods with the rains and many spots were under water and many of the campground roads were covered. That said, sites were very level, and there are trees along with the 'lakes'. Convenient to town, but this is not wilderness at all. WIFI was paid and worked ok. 5GE ATT&T coverage with two bars. This place was good for a stopover but we would not do an extended stay here again.
