Big, Big, Big. Lots of room for big rig rvs..also cabins, store, lakes, propane and anything you could ask for. Big, Big, Big. Lots of room for big rig rvs..also cabins, store, lakes, propane and anything you could ask for. Covered wagon camping, also special area for people with those silver bugs who don’t want to associate with us heathens. All in all just fine. It is far from east side of RMNP, 1 hr,45 min. Park is hard to visit since it is so vast, unless you are a hiker. For us seniors I highly recommend Bear Lake loop., easy walk/hike.

Easy to find, easy check-in, guided to site by helpful host. Full modern hookups with cable tv, Wi-Fi worked well for email, news and browsing. 3 bars t-mobile, nothing at all to fault. Nicely landscaped

We decided to stay here because of a friends recommendation, glad we did. Campground is large and offers so many extras. Had a concrete side with slight downward slope but easy to level. Only 14 Miles From Rocky Mountain National Park. 2 Bars And Restaurants, Mini Bowling, Arcade, Paddle Boarding And Kayaking On Property. Three Dog Parks, Golf Carts, ice cream shop, general store, Gem mining, cornhole tournaments, and lots of arts and crafts. Seriously the list could go on. The rainbows I saw here were fabulous and we took a boat out on Lake Granby for the day which is only about 10 minutes away. There is also top notch hiking right down the street in Arapaho national Forest.
You do need to be aware about the weather because they get high winds in the afternoon and often some storms. Definitely keep the awnings in when not home.

I stay at Sun Outdoors Rocky Mountain for a camper rally in August 2023, the $75 rate reflects group pricing. The resort is just a few years old. I is very much a resort with a pool, Bar/Restaurant, event rooms, store and fitness room. The facilities are in very good condition. The sites are roomy, some gravel, some paved. The laundry facility had 6 washers and 6 dryers, they need more. The utilities at my back-in site near the lake were in good condition, the site fairly level and clean. The resort is so large they rent golf carts to get around. Granby is a small town but has a nice supermarket about 5 miles away. Town has a few restaurants and stores. Of course is only 20 minutes from the west entrance to the Rocky Mountain National Park. I had a very good 5G ATT signal. Another reviewer commented on the rough roads going to Granby. I heard the same too and chose to take I-70 from Denver CO highway 9 north to Kremmling then US 40 east to Granby. Those road conditions were good in August 2023 but added 40 miles to the trip.

Lots of things to do at the resort from pool to bowling, but the roads north and south of Granby are pothole hell in 2023. CDOT does not seem to care about filling the potholes on the state highways that lead to Granby. They could swallow a Fiat. We were there for a RV event and people were breaking suspension components or in our case... more

CDOT does not seem to care about filling the potholes on the state highways that lead to Granby. They could swallow a Fiat. We were there for a RV event and people were breaking suspension components or in our case the first time in 30,000 miles of RV’ing in 4 years have a latched refrigerator pop open and first time for souvenir magnets fly off the refrigerator door. Roads are even worst than I-40 in AZ west of Flagstaff. I’m not going back there again.

Sun Outdoors always has many amenities and this resort had even more! We had plenty of room in our back in site for our motorcoach and toad. Sun Outdoors always has many amenities and this resort had even more! We had plenty of room in our back in site for our motorcoach and toad. It was still cold and snowy in April, but the resort had much to do. We ate at the onsite restaurant which was very good. All the buildings were new and pretty. In the summer they rent out airstreams and Conestoga wagons to glamp in! The town of Granby had groceries, etc if needed. It was at an elevation of 7,880. We also headed south on US 40 to Denver and did fine crossing Berthoud Pass, just taking it slow.

Great jump off for Rocky Mountain National park, but you may find yourself never leaving the resort. We enjoyed our stay and actually plan to come back, though we tend to do more off grid stuff generally. Sometimes you need to take care of yourself, and this place lets you do it with ease!

This place has everything! Bowling, an amazing pool and hot tubs, super clean facilities, full hookups, rent an airstream or chuckwagon for the weekend, stay in a tiny home - really, there’s so much to do especially for families. Our site (308) had an outdoor kitchen area, nice firepit and chairs, and outdoor table and chairs.

We stayed here for 2 weeks from mid June 2022 to early July. We were really pleased with the cleanliness of the site we were in (#151) as well as the grounds / landscaping and pretty much all areas of the resort BESIDES the bathrooms. The pool was enjoyable, but lacked adequate seating/furniture for a resort this size. The atmosphere was festive and fun for all ages. The fitness center was very large and had nice equipment, but lacked in cleanliness. The bathrooms were just really really bad. Even after bringing up the horrible conditions (with photos as proof) to the staff, the house-keeping did not change. That was really disappointing as everything else seemed to be really, really great. There were lines of people standing outside the comfort stations on multiple occasions for the bathrooms/showers. Again, for a resort this size there really needs to be more bathrooms/showers. Be prepared to shave with cold water. It was nice having the small grocery store on-site and the recreation (Rocky Mountain National Park) in the area is unparalleled. It's a beautiful place to stay, we just wish the shower situation would be addressed as we'd love to go back to this area.

I know most people tend to write reviews when it’s either really good or really bad, this one is the latter I’m afraid. River Run is a great vacation spot if you like living in a construction zone, mediocre/inedible food, dirty cabins, and not so very friendly staff. Upon check in we were escorted to our cabin by a friendly man on a golf cart. Upon initial inspection of the cabin (two bedroom) it appeared fairly clean, but now I think that might be just because it was new. We arrived on a colder day (50 degrees) and our cabin was freezing. They didn’t think to turn the heat on for arriving guests. The girl’s bedroom, with a bunk bed (queen on bottom, twin on top) seemed clean and well appointed. The queen bed in the other room was a different story. The bed had a sheet set and a comforter, that did NOT have a duvet and a large tear in it (pics attached). Gross. How often do you think that is washed? And two measly pillows. The bedding did not smell fresh and clean and I was thankful I brought my own extra blanket. I should note, that we were there the weekend after Labor Day, when they were at full capacity the weekend before, so I have no doubt that this cabin was “cleaned” the week prior. The bathroom was ok and appeared clean with the exception of some dead bugs in the shower. The kitchen appeared mostly clean as well, with the exception of the coffee maker (pics attached) and the fridge had some leftover stains from the previous tenant I’m guessing. Again, glad I brought my own coffee maker as the Keurig was just gross. Some of this might seem small and nit picky, but in the time of Covid, it adds up.
We decided to eat at the Headwaters Tavern for dinner. When we arrived, I wasn’t sure if it was an actual restaurant. Only one staff member present and it took him a good 10 minutes to greet us. We sat and perused the menu. Please note, that there are two restaurants on site, both did NOT have a kid’s menu (pics attached). A resort for families without a kid’s menu, awesome (insert eye roll here). We ordered the cheeseburger, wings, and the spring rolls, and we all had water. The food took forever and the plates were smoking hot, so I have a feeling it sat under the heat lamps for quite a while because again, only one staff member for the entire place. The wings were passable, but the rest was abysmal and practically inedible. Totaling around $45 plus tip, it was wayyyy too much for the quality. I would like to add, that I have no issue paying premium prices at places like this for the convenience, but I expect food to rise to the occasion.
After dinner we hit the arcade and the bowling alley. The girls love the arcade but at $1-$3 per game we didn’t stick around long. There was also a sign asking you to sanitize the machines you used. Yeah sure, the amount of kids in and out of there without parents, nothing was being sanitized. Staff should be doing this periodically. Bowling which was right next to the arcade was fun and free (the only thing other than the playground and pool that was included) but again, not clean, no staff, and no sanitization procedures from what I saw.
The next morning as I was walking the dog, I did notice staff that were sanitizing the playground. My kids were also disappointed that the jump pad was not up the weekend we were there. Not entirely sure why but they were super excited about it.
The entire place is dirt, no grass, no trees, no shade and barely any amenities that do not cost extra. We did cruise around in the golf cart for a few days (at $50 per day) and the girls liked that. But there is no where to cruise to except other campsites. At some point, a trail through the woods or something similar would be nice.
Sunday, before we left, we did go to the pool. We were told at check in that we would need a pool pass and we could acquire those day of starting at 830 AM. So, we went to the office at 830 and were told that we no longer needed a pass. If the pool was at a capacity of 50 then staff would ask someone to leave (to accommodate you), if no one left then they would close the pool for an hour. So not only are you the asshole that closed the pool, you would have to try again in an hour. Not ideal, and surely there are much better ways to handle this like a reservation system. When I expressed my frustration with the staff at the front desk, there was no good explanation, just Covid. Well no, Covid doesn’t change the way you manage the capacity. We did end up with a spot at the pool, we stayed for about two hours. The entire time, I did not see one staff person. No one to sanitize when people left and no wipes available to sanitize for yourself, again, not a high-end resort experience at all.
In conclusion, I can see what this place is trying to be. In 20 years, they might just pull it off. We were supposed to stay until Monday morning and by Sunday afternoon we were ready to leave. I went to turn the golf cart in and asked her what the checkout procedure was and crickets. She left without answering to check out the golf cart and I asked again. So we went back to get the key for the cabin and drove it up to the office. I spoke with another front desk associate and handed the key in. At no point during my multiple conversations with front desk staff dd they ask how our stay was going. When we checked out a day early, no one bother to asked why. No one asked how our stay was. No one bothered to solicit any feedback of any type. I handed her the key and she said “you’re all set” and all I could think was, “Yes, we are”
So again, if you like vacationing in dirt and dust, with construction crews all over the place, with a pretty gross cabin, with mediocre, inedible, over priced food and barely any included amenities then River Run is for you.
I could have had a weekend at the Ritz with room service and spa services for the amount we spent at River Run, so save your money and book the Ritz or Airbnb a house on Grand Lake or visit Winding River Resort about 15 miles up the road which would be a much better experience for you and your family.
