We stayed here for a long weekend in on of the premium pull through lots. Patio was in excellent condition, lot was level with crushed gravel rv pad. The hookups were in excellent condition including a double spigot for water. Enjoyed the pool and an Asian food truck night at the resort. We will definitely return!

real nice rv park, the front is brand new, it was full so we stayed in the back, they are upgrading there, the lot we stayed in 36. was just laid with new crushed blacktop I wish they would have laid it level, it wasn't bad, just not level. the laundry room was awesome, the bathrooms are great with nice showers, the pool is brand new so of course its great, got showers there for you and all, when checking in, the ladies there are very friendly and helpful, there's a gentlemen there take you to your spot if you need, and your spot has alot of room by the way,, I have a 35ft 5th wheel, and I could park my F-250 next to it, had a picnic table to, the WI-FI was the best I have had in a long time, at nights we were streaming movies and never had a problem. we had a Hugh storm one night, the direct tv went out but not the WI-FI lol. but the tv did come back on later. the brochure did say campfire on the beach, well we didn't see a beach, they do have a lake out front, and fire pits there, but I didn't see any beach. they are about 20 minutes from downtown. 10 minutes from either the VFW or the EAGLES lol, the weather was bad while we were there for the week so not much going on at the campground because of that, but we loved the campground and would definitely stay here again

Because the campground clubhouse is visible from the entrance road, most visitors mistake it for the office, but you reach the office by continuing straight after you pass the entrance gate: it’s at the end of the road on the left. If you arrive during office hours, enter the office and pick up your manila envelope containing a campground map, key fobs for opening doors to indoor amenities, and tourist literature for St. Augustine. The office is also where you go to check the calendar of events, pick up mail and packages, or arrange a tour of the city: Old Town Trolley Tours does a once-daily pickup from the campground. If you arrive after hours your envelope will be waiting outside.
The campground has two sections with two sets of sites. The first five rows of the campground are premium sites: long pull-through sites with compacted gravel pads bordered by strips of concrete, paver stone patios with picnic tables, and grass lawns with at least one palm tree per site. The standard sites are mainly back-in sites with gravel pads, grass lawns, and picnic tables. It seemed like most of the standard sites are occupied by long-term residents, and those sites have cable hookups while the premium sites are where you find the WiFi repeaters. We ended up in one of the buddy sites (99B) located on the ends of the first five roads, which have two patios and picnic tables between the sites, and are a little narrower than non-buddy sites (30 feet verses 45). But because the sites are so long - we could have fit another vehicle in addition to our 37-foot rig and 21-foot truck - we put the RV closer to the front of the site and didn’t really notice we were sharing space with our neighbor. Our site was pretty level and the hookups were in reasonable spots.
The aforementioned clubhouse contains a lounge area with tables and chairs, a TV, and a library, along with a small workout area with two exercise machines. The back of the clubhouse opens into a gated swimming pool area with pergolas and lounge chairs. There is a small parking lot in front of the clubhouse where the food trucks set up when they come visit, and bathrooms on the south side of the building. There is another building near the back corner with a laundry room (6 washers, 6 dryers) and more bathrooms, as well as a dump station. In addition to the clubhouse, the grassy stretch along the shore of the lake is home to several nice communal fire pits, a pair of bocce ball courts, and a decent sized enclosed dog park with an airlock gate and lights atop the fence. If the dog park is busy, dogs are welcome on all communal grassy areas, and there’s plenty of open space along the north edge of the park and outside the entrance.
In terms of cell service, the best speed I got on my Verizon Jetpack with MIMO antenna was 22 Mbps down and 25 up, so we had no trouble streaming video during the evening except for occasional buffering and pixelation. The best speed test I ran on my 5G AT&T smartphone showed 24 Mbps down and 23 up. I tested the campground WiFi once during our stay and saw both 23 Mbps up and down.
The one negative about the campground (besides the nightly rate) is the road noise: the northbound lanes of I-95 are less than a quarter mile from the campground.

The park was easy to find even though our Garmin GPS was unable to recognize the NEW address. Follow the direction on the parks web site. It is located just off of I 95 on SR 207. There is pavement all the way including inside the park. Signage is adequate. Check in was efficient and friendly. The rules are fairly basic. Our site, 21, was a back in that was just long enough for our Coach with our Towed beside. Services (30/50 amp, water, sewer and cable) were to the left side. Distancing is fair for a rural park. The deluxe sites had concrete patio (we did not). Our site did not have a table or a fire pit. It was flat and even gravel pad. Overall the park was beautifully landscaped and groomed.
The park included wifi worked very well at all times. The choice of cable TV. Stations was adequate. We did not search for any OTA channels. Satellite will not be difficult. We did not use the washrooms or showers but we checked and found them new and clean as was the laundromat. There is also a pool, bocca court, clubhouse, Fitness Room, fenced dog run, and community fire pits.
There are no restaurants or stores within easy walking distance but just a short drive away you can find food, shopping and convenience stores. We found this park to be a great base to use for visiting St. Augustine. We paid $69.04 per night inc tax and we feel we received good value. We will be back if in the area again. . We camped at St. Augustine RV Resort in a Motorhome.

WOW! This is a baby premier resort with a significant investment in quality. EVERY site is gravel pad with brick patio. New palm trees line the rows and tall junipers will provide increasing privacy as they grow. Tons of space, right off 95. Next to huge open space (future development) for dog play. New club house, but no other amenities yet in this area. Great separation between neighbors. Clear sky for satellite.

Site A3 was plenty big for our 42ft 5th wheel with plenty of room to park the truck in front. The cement pad was old and cracked but got the job done. There were 2 sewer hookups (front and back) so that was nice to choose the closest connection.
Most of the residents are permanent but it's a clean, quiet campground. We could hear noise at night from the freeway but just a low, typical hum of passing traffic.
The intersection to tun off the highway into the park is crazy busy. You have traffic going all directions and it's almost non-stop so it took a good amount of patience any time we came or left the RV park.
Front desk service was very friendly.
Our Progressive Industries EMS popped in the morning and warned us of low voltage on one leg of our 50amp. Everything still worked ok, but be sure to check voltage and protect with a surge protector / EMS.
Overall it was the least expensive RV park in the area but it still felt high priced for what it was. We have stayed at similar parks for $20-30 a night on average but you're close to St Augustine and the beaches so just be prepared to pay.

First off there is zero privacy here. No separation between sites with less than six feet on either side. Before I was even set up on the site a young boy was climbing into the front side window of a large Class A, don't know if he was staying there or not. People were always walking through our site to cross from one row to the next. There were a lot of permanent residents in the park, some sites were well kept, but most were just junkyards full of broken down cars and other stuff. Bathrooms were very old and unkempt. Laundry room was the same.
Best thing was the location to nearby the historic downtown area of St. Augustine. It's the only reason to stay here. Price was more than double what nearby Florida State Parks charge.
We visited this campground from 01/24/19 until 01/28/19.

We asked for, and were given, a site with satellite access. And we still had nice trees over most of our site with pretty green grass. The spaces are road base so you don't need to worry about mud when it's raining. Nice views of the forest from our end site.
All utilities worked well. Large un-fenced dog walk area, well maintained.
Flea market is next door but we never saw it or heard it. Walk to Dunkin' Donuts for morning coffee. Short drive to historic city. Easy access to the Interstate but we didn't hear it from the park. There were some "carny people" from the flea market - rough looking but super friendly.

Overall Rating 3.5
Passport America was good for a discount of $2 during "high season".
Access - was easy off I-95. Watch out for the low hanging trees on the street coming into campground as well as pot holes. The interior campground streets were good.
Location - for St. Augustine was great. You are within 8-10 miles of downtown and most of the historical attractions. We were there for he birds and it was an excellent central locations to birding spots.
Cleanliness - Very Good. Trash receptacles were close. Wish they had recycling.
Site Quality - A1 was broken concrete but was easy to level. #6 was tough. They had us move after 4 days. We had to move to # 6. It was very sandy and our levelers sank and settled so that we had to adjust after a day.
Noise - The campground was very quiet. Weekends would get more noisy during the day due to Flea Market traffic that would sometimes exit through the campground.
WiFi - was Very Good for a campground. There were a few dropouts but overall Good.
We would camp here again. It was a good price for the area with Full Hook Ups.
Tips - The campground gives you a restaurant guide. It has a coupon for Harry's Seafood which was very good. We bought the photographer's pass for St. Augustine Alligator farm. It gives you great opportunity for close ups of many species with nests and chicks during the golden hour.
Staff was friendly and helpful. We camped in a motorhome and would stay again.
