This place is a hidden gem! It is tucked into a remote wooded area but provides the best water front views! We really enjoyed watching the tides go in and out. We stayed at one of the pull-through sites in the field facing the water. The owners were great, very relaxed. We stayed at one of the pull-through sites in the field facing the water. The owners were great, very relaxed. Lots of guest dogs there that were well behaved and at low tide the vast mud flats are great for your dog to get a run in (at this time of year - early May - we had plenty of room and didn’t need to worry about our dog bothering anyone out there). We are in a 24-foot travel trailer and had no issues navigating the campground at all. Can’t speak to the condition of the bathhouses but the tent sites on the water seem like they’d be really special and private. There wasn’t much privacy where we were because it’s an open field with folks fairly close to each other, but that open field also gives you a great view of the water! If we came back again we might sacrifice the sewer hook up to get one of the three sites directly on the water. And though it was still too cold for water sports when we were here, high tide in warmer weather would be perfect for a gentle kayak or SUP. Not much cell coverage for us (Verizon). We could send and receive texts with some delay and not much else.

Rustic, rustic, rustic but you received quiet camping with electricity and water. If you are renting to can maybe even get more remote into the bush or hilly area overlooking the bay. Well off the beaten path, this place only has 10 or so sites. Everyone has access and clear view to the bay, beach. At night it is so very dark, the stars and moon light everywhere. It is well maintained but we’re self contained, so didn’t use the bath house.
There seems to be another area, wooded, for tenting.
Clam digging is popular here and I participated in ‘beach’ walking in the bay when the tide was out.
Mosquitoes are here, especially in the calm of darkness. Nothing unusual about that.
Didn’t kayak, combination of wind and tides never were right. The full moon was incredible.
Very friendly owners/staff and we were able to use this cg as a mail-stop prior to going into Canada.
Our T-Mobile WiFi-router is offering us great service for streaming.

Although, there is no service it isn’t really needed. They do have free wifi, but you don’t need it since you can buy clamming licenses or rent kayaks and go out in the bay.

The key feature of the waterfront RV sites is the tidal basin. The view, the clamming, the long walks onto the mud flats... if you don’t take advantage of this, you’re missing out. The key feature of the waterfront RV sites is the tidal basin. The view, the clamming, the long walks onto the mud flats... if you don’t take advantage of this, you’re missing out. Yes, the sites are close together in a relatively open field, but ours felt private enough and we got to know our neighbors and their sweet dog. The hosts were friendly, knowledgeable, and easy-going. Loved this spot for a few days!

This is basically a large plot of grass with a circular dirt road around it on a tidal basin. NOT a typical bay. Sometimes you are looking at mud, sometimes water. No trees for shade, no ambiance, just line up your rig and park on the grass. Zero privacy. About This is strictly a family who had some land so are making the best use of it. They do offer full hookups. This should not be a “destination”. Although there were people who came here to clam in the mud if that’s your thing. It is close to absolutely nothing and expensive. There isn’t even a town close by. If you write a bad review on TripAdvisor or elsewhere she takes you to task.

This is a very low key campground. The campground appears a bit run down - stuff lying around, uneven campsites, pot hole roads and lack of signage. This is a very low key campground. The campground appears a bit run down - stuff lying around, uneven campsites, pot hole roads and lack of signage. We camped at Molly Point area with our 19 foot Airstream, in one of the sites with shade. Most of the sites are rather open with little shade and sites are rather close together, but with good views of the water and mud flats. There is only a port-a-potty here and the bath house is not near by and takes a bit of looking to find. The tent sites are in the woods and some overlook the water. The road in is a bit rough and some of the sites could use more work to make them level. Some of the tent sites are far from the bath house.
The campground is 13 miles off of Route 1, so it is a long drive to get anywhere and to stores. This is also a plus, since the campground is very quiet. You are surrounded by water on three sides and there is a swampy area behind the campground, so depending on the time of year it can be a bit buggy. The tide goes out for over a mile, so for part of the day, the area is a mud flat and you can't go swimming. It is very neat to walk out on the flat or go clamming. There is no pool here. So if swimming access is important to you, then this is not the place for you.

“Great Potential, Poor Management ”

We booked a site on 4/15 for 4 nights- 5/11 to 5/15 after checking website for wi-fi service. Wi-fi and/or strong cell service required by our age and health.
Called on 5/9 to add a day. No mention of wi-fi.
Arrived 5/10, paid balance for total of $324.55.
Tried for 2 hours to connect to website whose password was on brochure. Called office to no help. Went to office. Discovered wi-fi destroyed during storms 12/23 to 1/24 and not repaired.
Told office of our needs, requested refund. Given receipt for $94.73. Investigation showed this was not for my credit card.
Returned to office on departure. Asked for refund due to false advertising. Immediately told loudly and forcibly to leave the property with no refund.
Not a reasonable, professional response.
