This place is run light a tight ship, no mess in about, color within the lines! But hey it’s really clean because they enforce and post all of the many rules!! This place is run light a tight ship, no mess in about, color within the lines! But hey it’s really clean because they enforce and post all of the many rules!! I’m okay with it, no fires, quiet time, yada yada I’m alright with it. The location to downtown and hikes is amazing, no other location like it in Sedona bay he. It comes to RVs the sites are level we have a small trailer so easy access for us. If you have a huge rig I’d look into exactly which site your taking.
My husband says the bathrooms here are the cleanest he’s ever seen. And the laundry room was very nice too.
Side note...the owners and ppl here don’t like masks and do nothing wear them. Just mask up and keep your distance;)

We enjoyed our stay here. And yes, maybe there are a few too many signs relative to other parks across the country but sometimes adults need reminding. We enjoyed our stay here. And yes, maybe there are a few too many signs relative to other parks across the country but sometimes adults need reminding. (I personally would tone it down but it certainly didn't change my perspective on my stay).
The property is clean, heavily treed, well maintained, and in a fantastic location. The ladies working in the office are kind and direct. I had a little trouble leveling due to the pebble style pads but it worked out fine. Make sure that you take a sewer hose support and a 90-degree elbow as those are required. The grounds are impeccably maintained and access to the creek is really a nice benefit. The town is just above you and about a mile walk to uptown.
Nice utility room but don't forget your cash as it doesn't take credit cards. There are poop bags all throughout the property in case you forget one with your dogs and trash cans as well.
The hiking near the property and along Oak Creek are fantastic and don't forget to take a trip up to Jerome.

We were in site 83 which has creek access. There was a beautiful view of Red Mountains and rock formations right from our site that looked beautiful in evenings . The sites were large and hook ups worked well. Did not use the laundry. It was very close to Telapaqua mall . The drive on 179 is scenic if you do it in the day. There are several pull outs that one could use.
There are many rules that one needs to follow in Sedona. They are common sense - but not typical of other cities . So put up with them and have a wonderful experience .

The site is absolutely beautiful and super convenient to downtown Sedona, in walking distance.

It is an extremely well-maintained RV park, with the exception of the laundry room, which although clean smells horribly of mold and mildew (note that the laundry room machines are not owned by the RV site or maintained, so not on them). I had to wash some clothes in there but decided to forego after the first attempt - will find another laundromat somewhere that doesn't have this issue.
They do give weekly and monthly rates, which I think is always a plus.
The not-so-pluses:
Excessive signage and rules that go beyond the pale. To be fair, maybe they have had bad experiences with a few folks (and unfortunately we all know how a few bad eggs can wreck it for everyone). You cannot be outside of your trailer from 10pm to 7am - seriously (even if your dog needs to go out)... I brought my little dog but was made so uncomfortable by all of the rules and signage - for example no barking tolerated or you can be asked to leave. I would say this is definitely not a dog or kid-friendly park to stay in. If you are 65 and over, do not have pets and don't mind all of this or are like-minded then this might not be an issue for you. I just felt massively uncomfortable even walking around so I couldn't really say I enjoyed it like I have other RV parks I have stayed in. Additionally, the wifi is not good at all - it goes in and out. If you are trying to work online (and I don't mean streaming, which they don't have the capability for), forget it. I had better service in the middle of nowhere in Quartzsite.
Would I stay here again? Maybe... certainly not for more than a few days nor with my dog again. I enjoy peace and quiet and appreciate/understand it is important to have rules. And it is really pretty here as well as convenient. But this just isn't necessarily my cup of tea for more than a few days. However, everyone has different preferences so it might be fine for others.

This is a very clean and well run RV park. As with previous reviews there are quite a few rules and more than enough signs so you won’t forget them. The ladies in the office are nice and our campsite was clean upon arrival. This is located very close to shopping eating and art galleries so you can walk to most places of interest. There are hiking trails and bike paths nearby as well. Park cable works great as well as the WiFi. Cell reception was good for Verizon and AT&T.

The prior reviews are correct that the campground has a lot of rules and signs, but I think that's what makes it great. It was very quiet and full of respectful campers. I had nothing but pleasant experiences with the staff, and they even accommodated us for an extra night when there was a last minute cancellation (we had to move sites). Though some of the sites are a little tight, the majority are easy to get in and out of due to a wide drive aisle. The staff is careful to tell you if the site you are booking is a tight fit.
The campground is very popular, and for good reason. It was completely full the three weeknights that we were there. It's conveniently located to Tlaquepaque Arts & Crafts Village, is surrounded by beautiful scenery, and is a short drive to tons of trains and sights. The creek was quite popular for swimming.
For anyone attempting to work remotely, the WiFi wasn't really usable (less than 1 MBPS), but it has great cell coverage for AT&T and Verizon (Visible) and we were getting speeds on average of 25 MBPS.
Would absolutely stay here again, but would plan much further in advance so that we could stay longer.

We’ve not stayed in many parks yet. We are newbies. We stayed close to home for our first stay in the trailer we just bought in case something went wrong.
I was amazed this park was tucked back in behind the downtown area. The site was nice and kept up very well. I thought all the people working there were very nice. They all loved our dogs. There were lots of dogs and everyone followed the rules well. I found the rules to be logical and had no trouble following them.
The WiFi was pretty solid. We had issues the first night but not after. We were able to stream video and work.

Stayed in Mid Sept. 2019 for our Maiden Voyage with new (to us) RV. Campground is very clean, well kept, enjoyed walking and relaxing next to the Oak Creek. A fun ride on our side-by-side down the dirt road of Schnebly Hill with breathtaking views. No fires and no propane toe warmer for us as it's not allowed. Since Sedona is a "dark" city, we were "ticketed" for forgetting to turn our little amber light out at the entrance to our RV for 2 nights, yet the park is well lite all night long with large florescent pole lights! The office staff were not very friendly, rather a little condescending with all their rules. Laundry room was clean, did not use the bathrooms. We would suggest to stay in the south end of the campground near the creek as the sites seem larger and roomier. Pricey!

No cancellation policy. Even if you cancel two weeks out. No money gets refunded. Beware. They don’t do email (what century is it?) So I missed the cancellation policy. Not a big deal for a cheap park but this is $80 a night. May be a great RV park but the terms are hard to swallow.

Located just across Old Town Sedona, across the Oak Creek, sits Rancho Sedona. Highly recommend to make reservations well ahead of time since Sedona, most of the time, is busy with tourist and lots of traffic. The sites are unique in their own ways, some have grass, some gravel, and some fencing. It felt very private and homey. We enjoyed our stay and close proximity to all the beautiful trails and scenic red Sedona mountains. The rules are strict, but it didn't bother us at all. After a full days hike, we were inside our trailer and fast asleep. :) You can walk down to the Oak river and enjoy the steady stream of water and sounds. I wish they would have a bridge/walkway over to downtown Sedona, but it runs into private property ... but that's just wishing. Get out and enjoy the beauty of Sedona!
