First of all, the noise was deafening and went into the early morning hours on both nights. The spaces are so close together that the fires on either side and in front and behind bathed us in smoke no matter what direction the wind was blowing. First of all, the noise was deafening and went into the early morning hours on both nights.

The online reservation system isn't working, so you'll have to call in. It took me 45 minutes of steady calling to get through.
While the facilities look nice, we didn't really partake. The park was very crowded - so even if we wanted to enjoy the facilities, they were packed.
We were told that the restaurant on site was great, and they'll deliver in the park. We wanted to try them, but ended up not leaving and staying in all day (even on a gorgeous, sunny and warm day).
Starlink: we had completely clear skies with no tree obstructions. Signal was excellent throughout the stay.

Yeah it's huge and tight and would be nice if they had a little 4 ft. fence so you weren't looking right at your neighbors sewer hose, but everything else was great. It's was quiet day and night. Yeah it's huge and tight and would be nice if they had a little 4 ft. fence so you weren't looking right at your neighbors sewer hose, but everything else was great. It's was quiet day and night. The central area by the pool and store is fun with live music, short walk or bike ride to all the action in town. Your on the beach, and we couldn't look out without seeing a whale spout, breach or tail flap. Very fun! I've stayed at the Avila KOA and it's pretty much just as tight but they may have little fences. Both are great for kids but Pismo's location is better.

When people say you are stuffed into a space, they aren’t Lying. When we got to the camp we noticed it was pretty compact but as the weekend hit it there were so many more people. They have great amenities! General store, laundry mat ($2.50 per load) small food areas, playgrounds, really nice but if your wanting any kind of space, your not going to get it. We have a19ft Lance and a H2 that’s about all that fits in your site. They allow extra cars and tents per site which I think is a mistake because it gets so packed. I think it’s a let’s go camp and let your kids run free! Tons of bikes, scooters, golf carts, you have to watch out for kids and dogs for that matter.
The site, you are literally staring at someone’s sewer line. They could at least put up some little fence of some sort to give some privacy. Small grass area with a picnic bench and gravel. You can hear everyone’s conversations, DON’T FART cause the neighbor will hear it. Swear 🤚🏼 When leaving we had to ask the site next to us they could move their car so we could get out. It’s just crazy. We won’t be going back there. This isn’t camping. I told my husband this is an RV storage facility that they turned into a “campsite” some people love it and that’s great but it’s not our cup of tea.

There are limited big rig sites so you need to plan well in advance but if you can get in here it's a great location to the mid coast. Spent most of the time with family so did not do much of the amenities. Security goes around all of the time and it has adequate lighting. There is high fencing around the park for safety but people ... more
There are limited big rig sites so you need to plan well in advance but if you can get in here it's a great location to the mid coast. Spent most of the time with family so did not do much of the amenities. Security goes around all of the time and it has adequate lighting. There is high fencing around the park for safety but people can get in through the beach area. We felt very secure though. Just a walk to downtown! Highly recommend.

So, this was our first ever stay at a full hook-up RV resort where we fully hooked up. IE we christened the sewer hose. Don’t get me wrong though, we’ve done a lot of camping and my preference is somewhere serene and isolated so this is just the opposite. So, this was our first ever stay at a full hook-up RV resort where we fully hooked up. IE we christened the sewer hose. Don’t get me wrong though, we’ve done a lot of camping and my preference is somewhere serene and isolated so this is just the opposite. Small sites and lots of things going on and people wondering what you are up to. Because we only booked a night at a time, we got assigned a smal site at the back - unlucky site #13.
But, at the time this is what we needed to shelter rain storms as our planned campsite was Oceano Dunes which was closed due to storm activity. We appreciated the water sewer and electric to charge out batteries and explore Pismo. Washrooms were adequate and clean but dated. Pool wasn’t quite warm enough for me and my son and there was no hot tub.
Our highlight was leaving The Rv resort and spending a sunny afternoon between rain storms at oceano.

We have come here for many yrs and have seen a lot of changes and there are more to come I bet! I see there going to repair some of the roads that are cracking and trimming of trees and getting rid of some Palm trees that are top heavy and not much root system! We have come here for many yrs and have seen a lot of changes and there are more to come I bet! I see there going to repair some of the roads that are cracking and trimming of trees and getting rid of some Palm trees that are top heavy and not much root system! The security personal are tops here and very friendly and the RV store access the street and all there personal are the best and friendly and especially JO Ann and Tom and there crew! They truly make that shop work great! The restaurant needs a face lift and more up scale dining to me but maybe one day!

Ok. Nice gated community but don’t recommend when full. It was Crazy crowded on a Fri/Sat but was glad people were not too noisy. They offer full hookup, pool, mini gulf, restaurant and store all onsite. On Sat they had live music but only a couple people there actually listening. This is the first site I’ve had in an 80-day trip where there wasn’t room for our trailer and tv on the same site. There was nearby guest parking, but there was also a warning there had been recent burglaries involving bicycles, so I was concerned. The site is dirt and rock. I didn’t even hook up sewer because my connection was right next to my neighbor’s picnic table. I’ll pull into an empty site on the way out and dump there. There are plenty of sites here that are better. In fact, probably all of them. There is variable pricing. So I would stay here again, but I’d be very careful not to get a site this small, the worst of our trip.
Curiously, while there is almost no room between RVs in the area where we were parked, the view out back is pristine and expansive, an interesting contrast.
WiFi is $5 per day, but att cell service is strong. Laundry and showers are clean but dated and nothing special.
There are other campsite options in the vicinity, but based on the reviews they aren’t better.
To end on a positive note, we had an excellent seafood dinner at Ada’s, and a delicious breakfast at Zorro’s, so there are plenty of good options for dining in the area.

There are over 400 sites and so you are very, very close to your neighbor and tight parking at your rv, but the grounds are kept very nice and there are lots of things to do at the RV park. Direct access to the beach and can stroll the beach all the way to downtown. Also walkable to state park with walking trails by the water.
Wifi worked excellent and had good AT&T cell service so easy to work remote here. Laundry on site and pricey, but machines worked well and very clean facilities with plenty of washers and dryers. $2.75/wash, $1.75/dry
Close to San Luis Obispo. Awesome food at Oasis Mediterranean, the Honeymoon Cafe and Talay Thai!

“Horrible Service. Rude and VERY unhelpful. ”

My family have been camping here for 15 years but we will never come back. Staff was incredibly rude. Not helpful and flat out lied to us. We arrived with a flat. *Just 3 ladies traveling with a baby* Security (wonderful) said they could change our spare out the next day. When I went to the office in the morning the girls were astonishingly rude. NO help at all. We even were approached by a lady who said she was the manager. I was shocked. My daughter was outside the window and she said they were gossiping about me as I left. That our trailer was old and "junk". (She is a 1984 Nomad that we have completely remodeled inside, granted we are not done with the outside..see our pics). They charged my card $70.00 to come out to "look" at my trailer, then said they could not help us!! We called a tow truck to change our spare and he said he was bewildered why they couldn't help us, but he gets complaints about them frequently. He believed because our trailer was not a "mansion". When asked if we could store with them, we heard a litany of excuses as to the "issues" with our trailer and they would not tow. One was our spare tire had too much "wear". Our spare was the blow-out without any tread AT ALL. Too much "wear"!?! Obvious they never came out to look at the trailer. Then they called and said our battery for our landing gear was gone. We do not have landing gear. It is a 1984 trailer! They lied again. We made ONE phone call to another park who graciously and professionally picked up and stored our trailer. Even complimented all the work we did on our vintage gem. Asked if we were selling because she knew lots who would love to have her. We are devastated by the awful service and hurtful words from this park. NEVER AGAIN!

Pismo Coast Village - This place is a RIPOFF!. Pay attention to their policies they do NOT publish. I made reservations and they took my money for a 3 day stay a month in advance. I just found out that my Grandson (who was coming home from college) has to go in for emergency surgery in Iowa. Due to this I canceled via Email (they don't answer the phone on weekends) 4 days before arrive and explain the reason was due to a medical emergency. I then called (after 10 tries someone answered) explained the issue and tried to cancel my reservation. They CHARGED ME a 68% cancelation fee ( they advertise a $10 change fee) That was a $90 FEE for a cancelation of a $277 deposit! After being told this I then spoke to the Supervisor MASON, told him the details of the medical emergency. He could care less and offered nothing! These people are frauds BEWARE!

Amazing site. We stayed in lot 366 right next to beach access. We will definitely be back again kids .ade tons of friend as well as us.

You would think that on that date your spot should be yours since you reserved it and pay up front for a week. Not the case for Pismo. They took our money then when u get there they tell u your spot in not available because why? It seems that there reservations system is not working. Reservations to me is a system that is supposed to keep you from over reserving the same spot. But not at Pismo coast village , they have problems with there reservations system. My opinion right now is they need to fix this problem. It’s seems like they are making you pay up front for a camp site that is already taken. Misleading campers to beleaving that the spot is there’s. But only to have to role the dice on a spot that will not work for you. Thanks for listening
