Very enjoyable place. The owner shows you to your site. We had a site directly on the river with a huge pavilion. One of the more relaxing sites I have ever stayed.

The park is great! The spots along the River look amazing! Can’t wait to see it expand and grow. The roads to get there are HORRIBLE - gravel/dirt toward the end. So many potholes. We’d love to stay there again, but I hope they fix the road. Follow the given instructions *precisely* or you’ll get yourself stuck. The Wi-Fi is ok, but our cell coverage was limited. Spaces are all clear of trees so Starlink shouldn’t be a problem.

We had a level concrete pad in a wonderful location. The lots up on the hill looked a little close, but the water front lots were great. DO NOT follow the GPS, the resort will text you directions and you need to follow them. I passed 3 exits on I-840 and I-40 from not paying attention to their directions. I was using a RV GPS, but that route was not good for RVs. I will be back when in the area. No Verizon service but good Wifi so no problem with calls and streaming.

We came in in heavy rain, got lost because we followed our GPS which evidently always takes you to the wrong place. Definitely follow the directions they send you. There are low hanging tree’s on the way. I believe it’s a bit overpriced but I definitely enjoyed the stay.
The staff brought flowers and pancakes for all campsites on Mother’s Day. It says Wi-Fi and that’s true but it is super slow almost non existent and only 2 bars on Verizon. I would recommend this place and I would go back. The fishing on the river is the best we have stayed.

To be honest, I almost didn't book here based on older reviews on this site, but late booking forced me to look outside Nashville. Avoiding this place based on the old reviews (and previous Management) would have been a mistake. I came here to get my family together for a nice camping trip and to see Nashville. This place exceeded my expectations and really is a hidden gem in my view and my family's view. Management is very nice and laid back.
Pros - This is not one of the big corporate cookie-cutter RV parks with the lake in the middle I see and use all over the US. It is a very nice small and expanding RV park nestled in the Tennessee farm country with a beautiful river, next to a beautiful horse farm. Some amenities are still being built, but it has everything we needed. There are large back-in level concreate pads with full-hookup which allowed my 37ft trailer and F250 to fit while connected with room to spare, plus half the pad for 1-2 additional cars.
They have 4 Tiny Homes setup as cabins and gravel pads for smaller RV's with hook-ups. The larger concrete sites have a lit back corner of the pad with a fire-pit and picnic table. This was great for Yahtzee at night! There are some gravel pads which are smaller and less sophisticated, but they look capable. They also have a few beautiful RV sites along the winding river which have a covered pavilion with concrete pad, fire pit and place for chairs right next to the your trailer spot and hook-ups. They have blazing fast WIFI, a small lake, a nice children's' play set, book exchange and two nice new bathroom/showers. You can access the river to explore and fish. Police came through the sites in the evening, are very friendly and one lives 2 miles down the road. There are several towns near-by (15 miles) with anything you could possibly need from Lowes, Harbor Freight, Walmart, restaurants to a great Waffle House! It is extremely quiet and peaceful.
Cons - There is no cable TV, laundry facility (coming soon) and there is no store at the office, which is closed much of the time. They do sell firewood, but make sure you order it during business hours. You police your own garbage, their dog area is not fenced, but there are numerous places to walk your dogs and a 5 acre field behind the sites where you're allowed to let your dogs run, if you can control them. My dog loved this! The roads in are small and winding, but I believe any rig can make it if you don't mind 1.5 lane roads in places. Lastly, their reservation process is very obnoxious as they asked us at least 10 different times if you read and signed their waiver, so expect it.
All in all I'd rate this place a A-, but the pros far outweigh the cons by a long ways. Happy trails from our family yours.

Cons:
- not really any amenities? No pool. No dog run. No rails. No laundry room. No bathrooms or showers. No little like “pool room” or anything… it has the River which is great, and your site. That’s it.
- uneven sites (one site has a huge yard, the one next to it has nearly nothing.)
- concrete pads claim you can fit a 40 ft on it, but there’s no way to do that with ALL of the rig being on the pad.
- We locked in one site, then on arrival realized it wasn’t the site we picked unsure how that happened. They did make arrangements to accommodate us else where but it was a little frustrating we paid the lock fee and didn’t end up where we requested.
- so so far from civilization. I knew this going into it and it’s still so far. I didn’t expect this to frustrate me as much as it has but the mail service is unreliable so if you need something timely to fix something it’s an hour to lowes there and back.
- the full time individuals who live here are VERY rude… don’t follow any rules (older gentleman let’s his dumb little poodle thing bark at EVERYTHING and run around off leash. Dog sits in his lap outside for 4-6 hours a day and barks at everything, he makes ZERO attempt to have it stop. It’s annoying apparently he’s lived here forever so if you say anything they do nothing..)
- shitty cell service for Verizon
- no washer dryer / restrooms / showers (we have both of these, but if anything happened to our rig idk how we would do laundry or use the bathroom lol…)
It has a lot of potential, but there is not really anything to do here? If you’re looking to camp and float in the river this is the place to be. If you need to do Reno’s, fix things and want to go enjoy Nashville, like we did. It’s a bit far for all that. (And we’re use to driving… we lived outside of DC and made that trek in further than here.)

It's has great potential, but lacks the resort feel. Everyone says site #5 is the "site to have"....well let me tell you that I would never in a million years get that site again. Everyone says site #5 is the "site to have"....well let me tell you that I would never in a million years get that site again.
"Unplug, Escape, Make Memories" is the campground motto...we made memories. That's about it. You can not "escape" anything, especially every one who decides to walk through or around site 5. The river access is basically at site 5. It's between sites 5 and 6. This is one of two access points. It could easily be put on the other end of the river sites, near site 1, but nope, right smack dab in the middle of it all. People parked ON our site, walked ON our site. It was not peaceful at all. Except when it rained. Then we got a little bit of aloneness. I knew when we pulled in on a Sunday, and there was a party atmosphere already at the site. We had to make people move off of it, so we could park. I'm talking trucks and floats and tons of people.
The gentleman who owns the place was SUPER NICE. We were hit by lightning and it knocked out the ground at our site. Our camper was pulling electricity, so we let him know and he had it fixed asap. I mean like having to add a whole new ground line by digging up the ground. Not an issue at all. They were fast and courteous. The worker he sent over was exceptionally sweet also.
Plusses were that it is very secluded. Like driving on a dirt road to get there, secluded.
The river is fun to play in. We saw a ton of fish, and even the occasional snake. Oh and a raccoon came up our steps to see if we dropped any food. He turned back when he and I startled each other. Ha. The owner drives you to your site, makes surebyou are settled in and all. I love that. Makes it not so commercial. Gives you the welcomed feeling. Pavilions are great, convenient and different. We haven't seen anything like them before. They have lights and a picnic table and a fire pit.
Not saying I wouldn't ever go back. I mean it has exceptional potential to be a great campground. We met some great neighbors and clicked with them so much that we plan to meet up with them next year.
The campground gets 4 stars, the site gets 1 star. I'm a people person but it was just to much peopling for me while camping.

First of all staff is amazing. Our original trip was canceled due to mechanical failures. The staff was great with using our credit balance and to get us the best spot as possible for our rescheduled trip. Very easy access to the water and our site. Sites were very clean. First of all staff is amazing. Our original trip was canceled due to mechanical failures. The staff was great with using our credit balance and to get us the best spot as possible for our rescheduled trip. Very easy access to the water and our site. Sites were very clean. We were too busy with kids and enjoying fishing and kayaking that I failed to get a pic of our site but it was very nice with relaxing chairs around the fire pit. We will definitely keep Piney River RV Resort on our list of favorites for future trips!

“I really wanted to love it”

I fell in love with this place on social media and I had high hopes that it was going to be a relaxing and memorable month, unfortunately I fell out of love. We stayed 30 days so please keep in mind some of our opinions were formed by the length of our stay.
Lets start with the great.....
--The river is gorgeous...like movie quality gorgeous! Winding and beautifully clear and clean. With deep pools that you can swim in or fish. It was delightful.
--The staff was excellent. They are accommodating and friendly and work very hard to make Piney River a great place.
--They allowed us to run our dogs off leash along the back of the property away from the park. (no dog park)
Now the bad....
--no laundry facilities
--no pool
--Site quality since we were staying for 30 days we had to be in the middle section of the campground which unfortunately meant we were on very unlevel and sloped campsites. What I found strange was the width of the sites is fantastic, one of the largest we had to date, but the actual gravel where the rig sat was barely the width of our rig, our stair were in the dirt and our wheels barely on gravel. They could easily make the pad twice the width without sacrificing the lot size and it would be much nicer. Add to this that our heads were sloped downhill by a fairly decent grade made it a challenge to get level.
--Access, unfortunately this not likely to change anytime soon. It is a long way down a winding 9mi road (partial dirt) to get to Piney River. The road has lots of low hanging trees so be aware you are going to hit trees in high clearance rigs, thankfully they are more leafy branches than large hard branches. Not a huge deal but this is unlikely to change.
--location, 30min (1 direction) to any type of grocery store, guess this could be good or bad
--Lots of full-timers and they do not keep sites clean, at all. There does not appear to be any type of rules or regulations to the amount of items people can have at their sites as a result many camp sites have started to reach hoarder level. Making everything look just a little trashy and unkept.
--Barking dogs...unfortunately just a week or so after we arrived a rig moved behind us with 4 small barking dogs. I have dogs...I love dogs, but we couldn't walk outside without being barked out and the dog parents did nothing to correct the behavior which is rude. RV management did nothing to correct the issue.
My husband and I have discussed if we would ever come back to Piney River and I can say a couple things. Part of the reason we were disappointed was the length of stay. Having to drive 30min each direction anytime we needed to go to town was a huge inconvenience but if we had only stayed a week this would be a non-issue. Same can be said for the site, if we had stayed a week in the lower river front sites or upper concrete sites it would have been lovely, but the sites we were at could certainly be improved regardless. Having said that I think the location makes it less desirable for anything less than an long weekend given the road quality. So I guess my sweet spot would be somewhere around a week, but only after they have completed building their infrastructure.
