Overall a great spot to hang in a quiet part of town, no signs to the park so follow the gps prompts. Bring drinking water, it wasn’t to our taste. “A Nice Place ”

Unfortunately we didn’t get to stay for our whole stay we had booked due to an unforeseen circumstance back home we needed to attend to. The manager Jennifer was so nice and even called us to see what had happen. It seemed like a nice place.

Stayed here for a week and it was perfect. The entire park is nicely maintained and even has showers if needed. The location was also close to downtown Florence so we rode our bikes a few times. No laundry on site but there is a nice laundromat a few blocks away. Reasonable rates too!

The Manager Jennifer is extremely nice and very helpful. We got in a little after hours, but she met us when we arrived and got us checked in. We had a very pleasant stay and would definitely come back again.

I stayed here February 9 - 24, 2023 The manager, Jennifer, was very accommodating and pleasant. The first night I checked in I didn't have my car yet. When I asked Jennifer where the closest restaurant was, she told me she would give me a ride (a block and a half) to the Carl's Jr. I was thankful for the ride since it was very cold.
They do have discounted weekly and monthly rates. One week including tax was $278.05 and the extra night, including tax, was $43.96. They have free Wi-Fi with a decent signal, located at the back of the property in the office by the shower/bath room. You can get OTA TV from Colorado Springs and Pueblo.
There's a single restroom with private shower which is kept very clean by the manager but some residents were not as thoughtful. Water spigot has heat tape to prevent freezing of the same. I didn't hookup to water because my rig was "winterized" and I didn't want to un-do and re-do that. (The bath house was very close to my spot.) I did not hookup to sewer because it got very cold but there is a sewer port. The electrical pedestal has 15, 20, 30 and 50 amp hookups. There's a light on top of the pedestals. The lots were level, hard-packed dirt, clean and tidy, with a gravel based picnic area with picnic table. The one-way road in the campground is paved with concrete gutters.
The town is not far away and is walk-able to shopping, liquor store, Domino's, and a few other restaurants. Close by to the east are a Dollar General, a hardware store and a grocery store.There's a "Purified" water kiosk a couple of blocks west but that water, as well as the campground water, is heavily chlorinated so I just wasted my money (25¢/gal.) The highway is fairly busy and noisy at night but I was in a spot at the very back of the campground.
Florence had an unprecedented cold snap for the last 10 days of my stay. My original reservation was for a week, but because I was enjoying myself so much, I booked another week about 4-days before I was to depart. A day and a half later, a storm blew in that shut down the area from Monument south to Pueblo and west to Canon City and Florence.
The temperatures never got above 30 degrees for the rest of my stay. I stayed an extra night hoping it would warm up enough to dump my black tank but that didn't happen. After the storm, and with temperatures so cold, I was running out of propane. Jennifer offered to lend me another electric heater so I wouldn't have to break camp to go find propane.
I will definitely camp here again. I should have left after my first week but this was a scouting trip for a possible new home-base. ;>))

We cannot say enough wonderful things about our time at Main Street Manor. Initially, we were supposed to only be there for about six weeks, but we extended twice, and the process was simple. Jen, the onsite manager, was excellent and attentive, keeping the bathhouse clean. Yes, this RV park doesn’t have the extras other resorts have, but you will find a fantastic community of long and short timers. The dog section is back by the bathhouse, but we also took her up and down the sidewalk for her daily walks, and she never really felt cramped. If we needed to take a long walk, there were a few parks that allowed us to walk beside the Arkansas River to stretch everyone’s legs. The town of Florence is delightful, with many local restaurants. You have Canon City, about 10-15 minutes away with more of a medium-town feel, then head on US-50 to Pueblo and Pueblo West for all the city amenities.
We will return to Main Street Manor for our new annual holiday tradition in mid-November.
