Pretty convenient when headed through Colorado Springs. The most pricey location of our 12-day trip. Lots of amenities. Parking sites are small and the drive aisles are all tight. The night we were there the Buffalo Lodge next door was rockin’ ‘til 12:15am. Not what we were looking for.

I’m surprised by how bad these reviews are. $92 a night is expensive for what you get, but we found the campground to be fine. Good proximity to Garden of the Gods and Pike’s Peak, bathrooms clean enough, wifi fine to stream and work, sites clean enough but surprisingly unlevel. I can’t comment on the pool or arcade. Good proximity to Garden of the Gods and Pike’s Peak, bathrooms clean enough, wifi fine to stream and work, sites clean enough but surprisingly unlevel. I can’t comment on the pool or arcade. I’d characterize it as a little better than a parking lot campground: there are some trees but sites are gravel and tight with someone next to you, no privacy there.

As most reviewers have said, the sites here are very tight. Space is at a premium in this area (Manitou Springs) there are no wide open spaces. Our site (K07) was a FHU back in site and we were not level after using 3 legos on each front tire but could live with the 1 degree we were off. As most reviewers have said, the sites here are very tight. Space is at a premium in this area (Manitou Springs) there are no wide open spaces. Our site (K07) was a FHU back in site and we were not level after using 3 legos on each front tire but could live with the 1 degree we were off. We did not use any amenities ( laundry, bathrooms, pool, dog park, playground ) so cannot give an opinion on those. The owners(?) were very nice when I had questions about going into Manitou Springs and even printed out a shuttle map for me and that area was very nice, clean, well appointed. The price is just very high ( our 2night stay with taxes etc came to $190) and I think this is what ends up making people rate down. It is a lot of $$ but unfortunately that is the going rate in that area. It is very convenient to Garden of the Gods, Historic Manitou Spring, Cog Railroad, Manitou Incline. We choose to walk to town but there is a nice free shuttle system as parking can be difficult. Our neighbors were respectful, no noise issues and we were there on a Friday and Saturday night. Felt safe.

The park was older and tighter park with RV pads of gravel which I dislike immensely. The personal was very nice and the amenities just need upgraded like the whole park does. The park was older and tighter park with RV pads of gravel which I dislike immensely. The personal was very nice and the amenities just need upgraded like the whole park does. They need to spend some money on concrete level pads, landscaping and modernize bathhouses and such.
The two redeeming qualities are; 1) it's is only a half block to the entrance of Manitou Springs which is a great little town for walking, shopping and sightseeing. 2) its about a 3 block bike ride to the road for the entrance of Garden of The Gods park. I rode my bike there [GOTG] several times and the scenery and trails were amazing.

This is a great location between the Garden of the gods, Manitou Springs and Pikes Peak. We’ve enjoyed our stay and will return! Lots of staff and super clean. This is in town so don’t expect a wilderness location.

I gave this campground 4 stars for it's great location. Only a few minutes drive from Garden of the Gods, Manitou Springs, Old Colorado Springs, and 20 minutes from Pikes Peak. Our site was on the end, so it felt spacious and it was level. The campground felt clean and was fairly quiet. We did not have construction behind us, but I did see the new condo's in progress. The laundry was good, but you have to put money on an app. So, you need to know how many loads you are going to do before hand. Also, we had good luck with the wifi.
We enjoyed the drive to Pikes Peak, a scenic drive to Victor and Cripple Creek, as well as the Farmers Market on Saturday morning in Old Colorado Springs. A Hidden Gem is the "Wines of Colorado" restaurant at the entrance to the road to Pikes Peak. Get a table down by the little river and enjoy a local wine. Very romantic!
The negatives of the RV Park was that many of the "permanent" rigs are old with lots of junk sitting around. Some folks also let their dogs park and it's hard to complain when you know they're permanent residents. It's hard to relax and enjoy your stay with junky sites across from you.

We stayed here for a week while visiting our daughter. The campground was subpar I thought it was super close to the Garden of the Gods but it was a 10 minute drive. The worst part was Friday night we sat out side to have a drink with our daughter there is very close construction being built behind the park right next to our site. The workers were blaring their music and pounding away! The next morning (Saturday) we wake up at 7:30 AM to blaring music and pounding away. Other campers were yelling at the workers. We’re leaving a day early!!!

Packed in like sardines. Poor uneven sites. Sewer dump riser problem at our site. Rude staff. Poor WiFi, Pool was dirty, only a few chairs. In a questionable area of town. Close to Garden of the Gods but not worth the money. Stay somewhere else.

This place became a home away from home! We loved the rv site so much we wanted to stay full time. We stayed in a bunkhouse. Two adults and four kids, there was a table and shelf. Small but just enough for us. We'll be back!!

We came here thinking we’d be able to get a decent signal to work based on the reviews as well as the comments about their wifi…
First, we booked a deluxe plus back in site (the ones they advertise as being nicely treed) and wound up in a “poolside” site which they would like to claim are nice but my “poolside” view was of the office and the location was close to the road. We needed to stay one additional night and had to move sites where we did actually get the deluxe back in and it was prettier - a bit … but only a few are the nice ones in the back that other reviews mention and ours was not.
All in all, it’s one of the better looking campgrounds in Colorado Springs but still needs some improvements. Sites were small but bug enough for slides, awning and seating. Tables were in need of replacing. Had no issue with other guests. Playground and pools were nice amenities. Laundry looked nice but we didn’t use. Location is excellent for visiting Garden of the Gods, Manitou Springs, Pikes Peak and the larger area.
Unfortunately…
Wifi was only decent (5-10mb down and 1-5 up) but disconnected frequently and wasn’t reliable. In addition, we got 1 bar of LTE on ATT even with the booster. Verizon hotspot was about the same.
