Making a reservation was easy by phone. I booked in their slow season so there were a couple of openings. I suspect it would be very difficult to get a booking in summer. Check in was also easy. Making a reservation was easy by phone. I booked in their slow season so there were a couple of openings. I suspect it would be very difficult to get a booking in summer. Check in was also easy. The office was open but they had a packet ready for me outside if I had come in late. All the sites are tight back-in sites. Most are park models or long term rentals. It appeared that there were less than 5 available to travelers. The site was level gravel. There is a laundry and restrooms that are quite a walk from the site. No fires (wood or charcoal) are permitted. Propane is the only flame source allowed. Lots of rules. Everyone was quiet. AT&T has 4 bars of 5G. The camp WiFi is terrible. It is code protected but the access code works only some of the time. It can’t even handle basic website checking most of the time. Streaming is not possible. The beach, pier and downtown are all close walking distance. No antenna or cable.

There are about 35 spots for RVs with about 10 that have an ocean view. I was in site 13. The balance are mobile home type trailers, generally old and well kept. I pulled my trailer to the front of the site and had a good view of downtown, Morro Rock, the ocean and most of the pier. I could hear the waves crashing most of the time. My ... more
There are about 35 spots for RVs with about 10 that have an ocean view. I was in site 13. The balance are mobile home type trailers, generally old and well kept. I pulled my trailer to the front of the site and had a good view of downtown, Morro Rock, the ocean and most of the pier. I could hear the waves crashing most of the time. My downhill neighbor's trailer and pickup blocked about half of the view but I was pleased with what I could see. The 30 amp full hookups worked fine, There was a concrete pad for chairs etc. The RV sits on gravel, more like road-base, if you know what that is. I also had a picnic table. The facility is well kept, that bathroom looks like it's been recently remodeled. There is a laundry, which I did not use. I had excellent 5-bar AT&T 5G service. I'll stay here again.

This is actually a trailer park with some spots for rv sites. On line reservations easy and owner texted us our site # and instructions. The paperwork was pinned to an outside board and was simple and thorough. We were across the street from beach but great views. We easily walked to very nice pier and through cute Main Street with restaurants open for meals.
Sites were very tidy, long term trailer sites were impeccably kept and showers were very nice. WiFi worked great. We were able to get a few over the air tv channels (nbc) using our roof antenna. We would definitely stay here again. Also great view of Morro rock and Bay

The only place to park an RV in Cayucos, the park is right above the pier, and a 1 minute walk to the beach and town. It is a trailer park, not a campground. Great views if you pay for an Ocean View spot. Slots are tight, make sure you reserve their "WS" spot if you have slides. The laundry facility was great and inexpensive. The b... more
The only place to park an RV in Cayucos, the park is right above the pier, and a 1 minute walk to the beach and town. It is a trailer park, not a campground. Great views if you pay for an Ocean View spot. Slots are tight, make sure you reserve their "WS" spot if you have slides. The laundry facility was great and inexpensive. The bathroom/showers are old. WiFi was in/out, typical for parks. If you're given a spot at the back of the park, you are right next to the highway. Pretty quiet park, occasional weekend noise was no problem. Sewer connections were missing threads on 3 different spots, so we had to use rocks to make sure our line didn't come loose.

This was a perfect spot to stay during a rainstorm. When we pulled in, the office worker actually came out in the rain to our truck before we could get out and gave us our info. This was a perfect spot to stay during a rainstorm. When we pulled in, the office worker actually came out in the rain to our truck before we could get out and gave us our info. The roads are paved and the sites have well-drained gravel with concrete pads to step out on to. The wifi worked well for us and ATT cell service was also good. We were able to walk into town. The laundry and bathrooms were clean. There are mostly park models here with a few RV spots interspersed. They use ReserveAmerica to make reservations, but you can't reserve a specific site, just a site type. If reserving online, make sure you understand their designation for slides if you need that space. Some sites have absolutely no room for slides. We were at the end of a row, near the highway, so we had quite a bit of road noise. We would definitely stay here again.

Bella Vista by the Sea is a great place to stay. Quiet and clean park, very reasonably priced. Just a short walk to downtown Cayucos which is a lovely town, and beach access right across the street. The RV park itself is very cramped, with spots right on top of each other. Most of the park is long-timers who are staying for months or years. If you want to stay here, you may need some long range planning. So as an RV park, not much to offer. Wi-fi was decent (by RV park standards). But the location, oh my! It overlooks... more
The RV park itself is very cramped, with spots right on top of each other. Most of the park is long-timers who are staying for months or years. If you want to stay here, you may need some long range planning. So as an RV park, not much to offer. Wi-fi was decent (by RV park standards).
But the location, oh my! It overlooks the pier in Cayucos, and is a block or two from the beach. It's an easy stroll to restaurants and shopping and you can walk out on the pier and watch the sunset.
So, if you want to spend time in your RV surrounded by trees, this is not the place for you. If you need a place to park your RV in a charming seaside town, this is hard to beat.

This review is not about the RV park. Not that there's anything wrong with Belle Vista by the Sea RV Park. It's small, cute, quiet, and well-kept. But you don't stay at this RV Park because of the park itself. You stay here because A) it's the only RV park nearby, and B) because it's a very short stroll from both the beach and the funk... more
This review is not about the RV park. Not that there's anything wrong with Belle Vista by the Sea RV Park. It's small, cute, quiet, and well-kept. But you don't stay at this RV Park because of the park itself. You stay here because A) it's the only RV park nearby, and B) because it's a very short stroll from both the beach and the funky little beach town of Cayucos itself.
The park itself is around 80 permanent residents, with rental RV sites scattered throughout. It's a parking lot, tightly packed, and the amenities, although clean, are definitely outdated. If you'r looking for showers and bathrooms designed post-1970s, then this may not be the place for you. But however, if you're looking for a nice friendly spot, with great access to Caucus and Morro Bay, and Cambria -- then you won't find a better deal.
We would certainly return, but make sure to book ahead. Those few rental spots go quick.
