Last year I wrote a review for this campground and stated this “There are not words to express how wonderful this park is. It will spoil you and make all others campgrounds seem lacking. This park deserves all the stars rating and then more”. Of course, we wanted to return for another winter season. The campground was sold in August to a corporation, Jet Stream. One of Jet Stream’s owners, Tom Campbell did a Facebook Live meeting with anyone who was interested. Many people attended. Tom Campbell told us of some changes for the season that we all loved. The first one was that the pool would be always heated to 85 degrees. This did not happen and there were many times the pool was too cold to go into.
Second was that there would be several dog wash stations installed. None were installed in the park.
Third was that there would be grass at each site. Our site had no grass and there was no grass anywhere in the park. Just lots of mud/dirt.
When we arrived, we were greeted by some of the same wonderful staff who were there last winter except where there were 4 people who worked in the office, 1 full time activities person and 3 in maintenance last year, there was now only 1 full time and 1 part time staff in the office and 2 in maintenance (for a park with over 293 RV sites and 10 cottages).
Another change was the mail room. As people are here for long periods to time, there is a lot of mail including all the Amazon boxes. Last year there was a large room that handled the mail. This year, Jet Stream moved the mail room into a 6 X 8 room. There never was enough room for all the mail and packages and although volunteers tried to keep it organized the room was too small. We had to spent time looking for our mail due to these changes.
Another huge change was that for all activities you had to pay with cash. Last year, we were able to charge most activities to our account and then pay monthly. This year no activities could be charged to our account.
It appears by everything Jet Stream is doing with the park, that they do not understand the clientele for this park. Most are retired business owners who stay 3-6 months the Rio Grande Valley area and known as Winter Texans. This is a destination campground, not a 1-to-2-week vacation campground.
I would still recommend this campground if the current staff are there. Jan and her staff know the clientele of the campground who are making their home here at Tropical Trails for the winter.
Their website is not current and in fact only talks about the 2021-2022 winter season with the previous owner. I find it hard to believe that a corporation would purchase a campground and not get their information on it. Jet Stream has owned the campground for over 9 months. How long does it take to redo a web site?

this was my 2nd year as a winter texan, the main reason I came back was due the the experience I had the first year. over the summer the ownership changed from a private type owner to a Large Corp called Jet Stream.
first off I was booked into a site on a reservation that was made last spring Pryor to my leaving, when I arrived the site was not what I had booked because the person in the office does not have a Clue what they are doing.
I eventually got settled into my previously booked site only to be surrounded by unkept weeds and tones of ants and mosquitoes. once the vegetation was felt with the bug issue went away. Under the New ownership they replaced ALL the laundry facilities with Brand new Washer/dryer units...of which over half did not work and had Out Of Order signs on them. the issue was thought to be corrected until "Every time I went to do laundry I was robbed of money due to machine not starting after money was rendered or the dryer stopped at some point and clothes were no where near dry. when confronting the office staff regarding the issue I was told and I quote.
"A lot of campers are complaining about that same issue" my response, "but the machines are NEW" office, "I Know" me "did you contact corporate to get them fixed? office, No.
There is hardly any "Grass" around the RV Sites, most have weeds and a lot of DIRT that when it gets Wet is horrible. to try and clean up...as for the Mud issue the New owners assured the returning campers via a Facebook meeting last September or early October that the MUD issue would be dealt with. It was NOT.
The park is relatively new and therefore does not have anything in the form of WIND mitigation, or blocking so when the wind gets to over 15 MPH (almost every day) you can't use you awning and you can Grill. on days when the wind is over 20 MPH it is almost like HELL on earth. Due to the high wind there is a lot, I mean a LOT of trash blowing around. the dumpsters are not concealed from the campers view and don't seam to be emptied on a frequent enough basses.
the park abuts up to a railroad and there is a crossing a couple hundred yards from the parameter and the noise from the Horn blowing at all hours of the night takes getting use to.
I would not recommend this park to anyone

All considering this park needs a lot and is neglected and over rated. Stayed her for a week based on reviews and is not what we expected. All considering this park needs a lot and is neglected and over rated. Stayed her for a week based on reviews and is not what we expected. First the park is in the middle of no where and I mean no where. Nothing within biking distance or walking distance, the winds are non stop windy. The grass is still, well there isn’t any nor do they water to grow any, was all weeds which they don’t keep trimmed or cut. Dust and dirt in the trailer everyday. The water is incredibly hard and stains everything. The pool(only 1 pool for the size of this park) get full quick. If you don’t have your seat or chair by 9am bring your own. Oh yah, though they do offer good rates on gold carts, you will need it because it’s a long drive to the pool. There is also a daily resort fee per person for whatever reason they tack onto your bill. The park is way over rated and way over priced considering all the conditions I listed. And the funny part of this, if you go to there website they claim it’s a 9.5 star according to good sams reviews, yet when you go to good sams reviews to look up there park it isn’t listed. Definitely don’t recommend this park nor will we ever return.

Look at your bill carefully. They over charged me initially, when I complained they refunded me $91. No idea why the $91. They could not or would not give me an understandable receipt. I finally got them to state it was $392/week and $6.50 per day resort fee. The website still states $345/week and $6 per day. So the website is false advertising. My initial receipt when I made the reservation was the lesser amount. So, they think they can charge you whatever they want after you get there, NO!!! The laundry rooms are a nightmare, do not try to use quarters. All the machines just eat them. The Greenwald Pay app does work for laundry but the same day I got a $2.99 fraudulent charge from overseas, bchdysg.com. Had to turn off my card and get a new card, huge hassle. Next time I added funds to Greenwald pay another card got compromised. Double hassle. So just don't use their laundry. DO NOT GIVE GREENWALD PAY YOUR CARD #.
They use the "corporate" excuse for everything.
Several trains at night loud enough to wake me up. Lots of wind, gusts to 35mph.
Pros: Good service on package delivery, they hold it in the office. Office workers are nice and useful. Bathrooms and showers are clean. Sites are great, utilities worked well. There is a 1 mile trail around the lake. AT&T cell service was great, streaming without a booster.
Overall, this park is not worth it not knowing how much they charge or why and the other issues.

Tropical Trails is a beautiful resort and I wish to thank you for the wonderful hospitality your employees showed us during our recent stay. The sites are large but due to events and miscommunications I would precede with caution.
We read all the reviews and watched all the You Tube Videos on Tropical Trails prior to our month stay in March. The “heated Pool” was freezing, the Jacuzzi has an occupancy of only 8, we never found the gorgeous walking and biking trails except for the blacktop roads that lead through the park, the resort is not within walking distance to any of the water activities that are shown on the videos, and the wind blew daily for almost the entire month. At times the wind is so strong that many pulled in their slide outs. Look closely at the videos … hardly anyone is swimming in the pool because it is too cold; the wind is blowing in most of them as shown by the trees.
One CANNOT PARTICIPATE in any of the off Resort planned activities unless you have your own transportation. This park is perfect if you wish to use it as a home base and explore the area. This is NOT the type of Resort Park you go to snowbird in March and stay on site.

The park has multiple site choices and I stayed in one of the areas where there is at least 45 feet between units. The park has multiple site choices and I stayed in one of the areas where there is at least 45 feet between units. This wasn't required as most of the snowbirds had left (I was staying here in early April), so there were lots of empty spots. I found the area to be remote enough to ensure a quite stay, but it was close to shopping and only a short trip to South Padre Island.
The amenities are top notch and bathrooms and showers were extremely clean.
The staff is very friendly and I appreciated the pro-active phone call to confirm my arrival time. I ended up needing to arrive late and they did a great job letting me know the after hours sign in process and provided a detailed map so I had no issues finding my site.
I would highly recommend this location and will use them again in the future.

As others have said, this is a nice place. It’s a very new park and sites are spacious and well laid out. However, train tracks run along the back of the property and a LARGE freight train runs along it 2x per night (at 2 and 3 AM during my visit). There are not words to express how wonderful this park is. It will spoil you and make all others campgrounds seem lacking. This park deserves all the stars rating and then more.
When we arrived, we were greeted by Jan, the manager. She is a warm friendly woman who sets the tone for the great customer service we received during our stay in the park. She got us registered and gave us an overview of all the activities that happen in the park and in the park. We were then escorted to our site.
Every site is large, 12 feet wide by 90 ft long concrete pads along with a large concrete patio. There is at least 50 feet between each site. This campground is only three years old so it is made for large RVs. The roads within the park are large and easy to maneuver our 40’ fifth wheel. Each site has full hookups that are in the middle of the site so easy hook ups. In addition, there is fiber optic internet for each site.
The bathhouses and laundry rooms are scattered throughout the park and are clean and modern.
This park goes out of their way to organize all kinds of events within the park (live music, food, margaritas, pickle ball tournaments, shuffleboard tournaments, etc...) and out of the park (zoo visits, sea turtle visits, dinners on South Padre, rodeos and etc.)
The best of all was meeting and visiting with the friendly people staying there. There are a few trains that travel through, but once you hear the first one you got use to them. They did not bother us. A few times the wind blew pretty hard, but I will take the wind along with the nice temperatures!! You have heard the saying, "You get what you pay for." At Tropical Trails, you get more than you pay for. It is truly a wonderful place, and we plan on returning next winter.
The customer service is the best! All staff are helpful and friendly. There is great communication from them in regards to activities, weather events, mail and anything else you would want to know.

The instructions may look complicated, but Luis will set it up for you when you arrive. The reasons I did not give it 5 stars is that the park is very exposed. I realize it is brand new and over time the trees will grow, but right now there basically aren't any. There were a couple trains passing by during the night, otherwise it is quiet. This park is pricey. The $6/night "resort fee" on top of an already high per night fee is annoying and unnecessary. Overall, a great place and the host is very nice.

This was a nice place to recharge. Full hookups, clean restrooms and showers and a great pool and hot tub . What’s not to like? Very nice people working there also. On a side note , I had air conditioner problems. Sierra RV fixed it on a Sunday. Can not recommend them enough.
