“Hard to say just how bad it was.”

We stayed here over Labor Day weekend. I’d like to preface this with the fact that having camped at KOAs for a number of years, we had realistic expectations that holiday weekends are usually busy and sometimes a little rowdy. Even considering these expectations, our experience here was the worst of any camping experience we have ever had. We left a full day early.
It is so big that it’s really 4 campgrounds trying to use one campground’s worth of amenities. They claim “3 pools” in a way that leads one to expect that the crowds will be spread across 3 pools. Instead, it is three modest pools in one area - so really, there is one pool. During the day, it was so full of people there wasn’t an open spot of water. The activities desk listed the hours as 8-8, but at 9am, the staff kicked everyone out of the pool until 10.
It was a mile from our site to the main office. A half mile to the pool. 3/4 of a mile to the postage stamp sized camp K9. There are over 400 campsites. That means close to 2000 people when fully booked, but it is clear they don’t have the infrastructure to provide a good experience for that many people.
Everyone has golf carts or e-bikes and as it gets dark they start cruising around with them with no headlights, but with decorative lights and music blasting, like a mad max rally. The music on at the campsites were so loud we had to yell to hear each other.
Our camp loop’s power was so inconsistent that the staff reset the breakers multiple times a day. The bathrooms on our loop were dirty, old, and unkept. Many stalls were out of toilet paper. The walls of the stalls were unstable and unsafe.

We camped in our travel trailer for 4 nights in mid-April and had a very enjoyable stay. We booked a site online with full hook-ups in the Rincon area but when we arrived we were told that the power was down in that area and the maintenance staff was working to restore electricity. We were given the option of staying in our original site at a reduced rate or finding another site. Since we arrived on a Monday, there were plenty of other sites available. We drove around a bit and found a site with hookups and a view in the Chardonay area. The weather was beautiful, and all the people we encountered (staff and fellow campers) were very pleasant. We drove into town a couple of times, and it was nice to have stores and restaurants close by. My husband rode his gravel bike on some of the nearby bike trails and took some beautiful pictures. WiFi was supposedly included but we couldn't get it to work. We never called the phone number for assistance--we just didn't use the WiFi. As mentioned by other reviewers, parts of the camp need refurbishing. Some of the roads and buildings need to be upgraded. We will definitely return, though. We enjoyed the mid-week off-season quiet with other people who seemed to be mostly older retiress. Next time we will bring our generator and solar panels even if we book a site with hook-ups.

My family enjoyed the natural setting in a large valley with many mature trees. The hike from our campsite to Vail Lake was enjoyable. My family enjoyed the natural setting in a large valley with many mature trees. The hike from our campsite to Vail Lake was enjoyable. Agua Tibia Wilderness is only a couple of miles from the campground entrance. We were disappointed that the pool was closed in February and was told it would not open until spring break. The restrooms need to be renovated. Overall, we had a good time.

So we have stayed here a number of times. Really enjoy the area and this KOA. It does need some work. The roads are old and the sites need to be grated, leveled and gravel added. So we have stayed here a number of times. Really enjoy the area and this KOA. It does need some work. The roads are old and the sites need to be grated, leveled and gravel added. Staff is very nice and alot to due around the camp and town.

We had a corner with only two spots that over looked a grassy field and the pool area. These were large campsites with lots of room around you. Great for a quick getaway.

Traveling with 32ft TT (Grand Design 260RB), Ram 2500, husband and three German Shepherds. Stayed in #178, which backed up to a pretty steep hill. Traveling with 32ft TT (Grand Design 260RB), Ram 2500, husband and three German Shepherds. Stayed in #178, which backed up to a pretty steep hill. The hill behind was nice to block out distractions for the dogs.
There is absolutely no Verizon cell service at this site, even with a cell booster. Stayed mid July and it was hot as hell! Shade with the awning out and trees lasts until about 1pm, then it's inside time until the sun goes down. Site had a wash running through the back part of the site, so leveling where we parked was tough. There is a giant tree in the middle of the road to the left of the site (if you're standing in the site looking at the road). Sewer connector was a little damaged so we had some spillage when dumping.
There seems to be a lot to do on the grounds. We stayed Thursday - Sunday and never left (which is unheard of for us). We didn't get to explore the grounds as much as we planned to because of the heat. The pools were clean, but did require reservations Saturday. Not sure what the reservations did as the pools were absolutely packed to the gills, with no room to actually swim. Roads were a bit torn up in our area. LOTS of nature here. Red ants and meat wasps EVERYWHERE, and we got stung by both. We saw a bunch of lizards, birds, squirrels, one snake and my husband said he saw a tarantula. I expected MUCH more noise than what we heard. Even with kids/families running around, it was relatively quiet.
Ultimately, I'd probably stay here again, but maybe in a different spot. The lack of internet service was tough for us. I'd bring an EZ-UP as well to help combat what the awning didn't reach. Total price for Thursday to Sunday with site lock and KOA discount was $248.20.

This place is awesome! Kids had a great time and its pet friendly. Lots of construction going on but it is needed improvements. Good to see someone is putting money into this gem. This place is awesome! Kids had a great time and its pet friendly. Lots of construction going on but it is needed improvements. Good to see someone is putting money into this gem. There was a guy there volunteering his time to rebuild the fire pits. They look awesome and it gives the place a cozy look. He also pays for all of the concrete and whatever else. It makes me want to go volunteer someplace!
We'll be back in June and can't wait to see what the place looks like!

This place may be okay if you have a big rig, but they maintain a ghetto for car and tent campers. No internet or wifi (even though they advertise it). Then you go inside to find a huge hole in the outside wall. Staff were rude and snooty. They charged us $8.00 for a couple of ice cream bars, even though the sign said they were $1.50 each. I definitely feel if you rent a less expensive site, you’ll be treated like dirt. Very noisy here. Lots of late night parties. We paid for 2 nights. Did not stay the second night. Very expensive for what you get.

We were going to stay two night however, after arriving on our first night, the person at the next campsite fired up a construction generator and ran it for hours. They would not compel the person to turn off the generator. They told us it was unfortunate but there was nothing they could do.

Stayed in the upper Chardonnay area in a back-in site. Site was gravel and not very level front-to-back. A lot of wildlife. Site was quiet and clean. All hookups worked however, the power is an underside plug-in which I’m just generally not a fan of. (Pics attached) staff was super nice and helpful. Will be back!
