“Great base for exploring Sedona and Cottonwood area”

Overall the park is pretty great, particularly if you get one of the spots along the river- they feel more private, have views across the valley with the mountains in the background and are farther from the road so you don’t hear the road noise. We stayed here for 3 months while working in the area. Overall the park is pretty great, particularly if you get one of the spots along the river- they feel more private, have views across the valley with the mountains in the background and are farther from the road so you don’t hear the road noise. The spots near the front of the park are more spacious and have more trees, but don’t feel as private and you can hear the road noise.
Great location- 20-30 minutes to Sedona, 5 minutes to groceries/walmart/Home Depot/etc and 10 minutes to old town cottonwood. You can also access multiple mountain biking trails from the park without having to drive to a trailhead. There’s also a short trail up to the top of the hill complete with a meditation circle.
The bathrooms are nice individual units that each have a shower, sink and toilet. They have great super hot water and nice pressure. They updated the laundry room during our stay with all new machines that are set up to take credit cards (although about 1/2 the time the credit card function was out of order).
The campground updated their reservation system while we were there, which I think will ultimately be a good thing, but it caused a lot of confusion during our stay, changes our spots around and getting over charged by the automated system that didn’t have our long term rate. The staff was able to work with us to fix it all though.
The internet situation here is adequate but just barely. With AT&T, Verizon and T-Mobile working was doable, including video calls but overall it was frustratingly slow particularly for anything with upload. We did get Starlink about halfway through our stay which work great with amazingly fast speeds and took away a lot of stress.

The owners were so friendly and so helpful. They were updating the facilities, and had obviously done a lot of work to improve access. It was a short drive to Sedona, and Cottonwood has a lot of conveniences. The owners even gave us a fantastic packet of info about local parks and activities. The new laundry room was VERY clean.

No complaints. While this isn't the most scenic location I can't knock it for what it's not trying to be. They've done a great job of creating a cozy atmosphere within the park with the trees.

This is a large park, but I was lucky enough to get one of the spots facing the Verde River. The spots are actually on a cliff overlooking the river. Nice trees on either side. Great location on the edge of Cottonwood.

The staff went above and beyond to make our stay wonderful and helped to extend it. Nice facilities. Great area and walk down by the river. Continuous improvements evident.

WiFi included. Spots 61-72 are along the stream and is much quieter. Bathrooms could definitely use a deep clean, maybe a fresh coat of paint. Watch out for friendly critters including skunks :)

Today the park was having a contractor work on the sewer, which we were not advised of. At some point during the repair the contractor hit a water line. If the park had notified us of the work happening today, we could have filled our fresh water tank with some water and not been impacted. Instead they have left us working from emergency water bottles just to wash dishes and make dinner. Sorry, but you just can't leave people without water for undetermined amounts of time. At the least give people the chance to prepare for the worst case scenario. Minus 1 star.

I really struggled with reviewing this park, maybe my hopes were too high at the start? When you read that the park is right along the river, that's true - technically. The river is flowing 20' below your site, you can at least hear it but can't see it just sitting outside your camper. The town of Cottonwood is centrally located for many sight seeing adventures and there are also several wine tasting rooms.
The park could use some TLC and general maintenance or upkeep of shrubbery, trash pickup and it appears they are dealing with a serious problem of erosion along the river. So the spots - while they should accommodate a big rig - are a bit hit and miss for length. The rear of our 32' was hanging over a steep slope.
There are mostly permanent residents here and the collection of "things" outside their living spaces adds to the unkempt feel.
The spaces are "mostly" gravel. It rained while we were here and we ended up briefly in mud due to the rock being packed deep below the surface. It's time they bring in a couple of fresh loads. We also had broken glass in our spot from what appeared to have been a broken RV/vehicle window.
The WiFi was a pleasant surprise - we've been able to watch Netflix with no issues.
The laundry is small (4 washers and dryers in a building the size of a storage shed) and it's not climate controlled.
The park could be highlighting that there are AZ State Land Trust trails directly off their location for walking your dogs and biking. We only discovered these by accident.
Restaurants and grocery are less than 5 miles, there's also a really nice dog park in town not far from the State Park.
Overall - and compared to the alternative RV parks in town - it's still the best option.

I heard the park looked old and worn, but I'm not a hoity-toity type person with high expectations of resort type accommodations anyway. I was looking for a relatively nice, safe place to park my home that was convenient enough for me to explore nearby attractions for a while and I found that here. I was there from June through September, 2016 and enjoyed my time with the Rio Verde as my backyard in what they call riverfront section. Although the river is not really visible from all the sites, there are nice little paths to get down there. And I liked looking onto a bluff in front rather than another RV. It's true that the front part looks a bit run down and the sites seem closer together there. I don't think I would have liked being in that part due to that and the closeness to the road. With as few RV parks as there are in this area, I wish they weren't removing some of those river sites in favor of park models or little cabins, though, but that seems to be the plan from what I've heard. Due to a great location and super friendly management, I'd stay here again, but not sure if my only option was that front section, though. We camped at Rio Verde RV Park in a Motorhome.

Yuck! Don't book this place based on what you see in the photos on the website. Those are not reality. It's desolate and there is NO RIVER like in the pix, its a ravine without a trickle of water. Yuck! Don't book this place based on what you see in the photos on the website. Those are not reality. It's desolate and there is NO RIVER like in the pix, its a ravine without a trickle of water. Like really? We rent an RV and drive for hours for a tranquil, vacation based on your description and it's a gross. FALSE ADVERTISEMENT ALERT. The lady upfront is put out just by being here. When we arrived and asked where is the River exactly" she replied ' you go walk all the way down to the main road/highway and cut in over there and walk down the slope and then your on the River.'' So we paid 50 a night for what? To stare at broken down stuff everywhere. Aside from the cabins, this place looks like RV graveyard. It's not special whatsoever and they are rude too. Look elsewhere please. Ruined what was meant to be a much needed break. No refund for false advertisement. " sorry our policy is 48 hours.' Obviously I didn't know 48 hours ago that this place was a junkyard or I would not have booked it. M
