Beautiful desert like grounds. Unhelpful help. Short staffed. Amenities not available and or broken. Too bad because this place could be nice. Expensive!

We only stayed here for one night as we travelled across the state, but we want to come back. We think this would be a great base to use while exploring Bok Towers and the local communities, especially during non-summer nights. The only negative is there was no shade, hence why we think summer would be quite hot. But other than that... more
We only stayed here for one night as we travelled across the state, but we want to come back. We think this would be a great base to use while exploring Bok Towers and the local communities, especially during non-summer nights. The only negative is there was no shade, hence why we think summer would be quite hot. But other than that, this is an excellent facility. All of the utilities were well placed and worked as advertised. The bathrooms were clean and had hot water. If we were staying longer we would have used the brick fire pits and the picnic table more…….next time.

Canopy Oaks looks impressive - ponds, fountains & palm trees everywhere. The grounds are well-maintained and do offer a number of activities. The pool is large and family friendly, and has a hot tub. We absolutely loved our time spent at this resort. The large, open level spaces, the views of the lakes and surrounding acreage was beautiful. The canopy Oaks resort team members were very friendly and helpful. The resort is extremely well-kept, clean, the bath houses, restrooms were very clean and spacious. There was plenty of green space behind our camp spot, and also along the side. The campsites were not on top of each other. We very much enjoyed walking in the morning, and after dark looking at all the beautiful Christmas decorations on the coaches, and along the campsites. It was especially beautiful along the lakes, with reflection of the Christmas lights. The pool and pool area was also very clean, well-maintained, and spacious. This is a great resort for families of all ages. We will definitely return.

When you first arrive, Canopy Oaks looks impressive - ponds, fountains & palm trees everywhere. The grounds are well-maintained and do offer a number of activities. The pool is large and family friendly, and has a hot tub. There's a tiki hut, clean and well-maintained restrooms and several laundry facilities. The RV sites are spacious with a concrete pad, fire pit and well located full hookups.
BUT . . . for a place called Canopy Oaks, you would expect to see some shade trees. But there are none - anywhere ! The other issue we encountered was a total lack of rules enforcement. The published rules list "quiet time" from 10 PM to 8 AM. But noisy campsites during quiet time are not asked to quiet down. So if you expect to get any sleep, bring ear plugs !
Also, there are published rules prohibiting smoking in most areas. But people sitting at the swimming pool, puffing away and flicking ashes on the pool deck are not warned. The same with the published rule of no food or drinks in the swimming pool. There were kids racing around the park on electric mini-scooters. The resort staff made no attempt to intervene.
As for the "great" WiFi in the park - well, don't believe it. The WiFi is weak and frequently disconnects.
Another issue was distance. Our site - #230 - was near the back of the resort. The swimming pool, tiki hut, pickleballl courts and country store were near the front. So the choice was walking nearly a half mile from our site to the pool and other amenities, or driving.
Finally, the adjacent property is some sort of 4-wheel drive obstacle course. So on Saturday evening, we were treated to roaring engines for several hours.
This is not your typical campground. Rather, its an RV resort in the mold of places such as Rambler Rest. So if a resort is what you want, this facility fits the bill. You just have to expect the lack of follow through on rules enforcement. But it you prefer a true campground, as we do, look elsewhere. This place certainly shows promise. But clearly they have some issues to address.

Staff was friendly.
Well-maintained.
Wifi: Neighbors said that their wifi was great. However, we were in between 2 of the park's routers (per IT). Spend 3 hours with IT and they were to escalate and call back. But, never heard back. So, as usually, relied on our hotspots.
A bit loud because everyone was vacationing, drinking, etc.
Tiki bar on site seemed fun.
The "deli" had pizza chicken nuggets. Both were really not good. But, food when you are hungry.

Looks nice on paper. The sites are very spacious, level and easy to get in and out of. We can see how families or short-term stays would enjoy Canopy Oaks, but if you stay for any length of time, the lack of decent management quickly becomes very frustrating.
We both work/live RV full-time. We chose this resort bc they bragged so much about their amazing WiFi, it’s not at all what they promised. We often had 3-4 bars but absolutely no service. Even with all our own hotspots and WeBoost antenna, we struggle to get a signal. We finally have it working for the most part but it’s still unreliable at times, especially on weekends. The vouchers for free WiFi that they give you are completely useless. If you call the office to talk about it they tell you they have nothing to do with it and to call the 800#.
Very poor communication. The weekly activities sheet is often incorrect. We plan on eating at food trucks that end up not being there with no warning. The flyer for the pizza place has a phone number that's not even close to being the correct number. The Deli & Pizza place only sells pizza and wings. They say "Deli coming soon" but no date. The salon has never opened and if you try to schedule, no one responds.
The pool gets very crowded quickly. They only have 9 or 10 sets of washers/dryers. Not nearly enough for the sites here and it's only about 1/3 full. We've tried all days of the week, all times of the day even 7 am and they are always full with people waiting.
Apparently, we got very lucky. Everyone we've met who is staying long term has to move several times in their 3-month stay. There are so many empty spots, with a little effort these people shouldn't have to move. This also makes it hard to get to know your neighbors/long-termers b/c they are constantly moving.
Also, we knew we’d be in the middle of nowhere but didn’t realize how far into the middle of nowhere. It's a planned event to go grocery shopping. There is NOTHING for a good 25 min.
We do enjoy the Tiki Hut to break up a long week.

We stayed over New Years weekend and yes it was busy however from the past 5 other times we’ve stayed this time I was disappointed with the cleanliness of the restrooms. At first I thought maybe it’s early morning staff hasn’t had time to clean. Later that eve I stopped back in and the bathroom was still filthy with no toilet paper—soap bars left on shower floors. The following day same thing. Just heads up if you go there around a holiday. Also the rec hall was a mess —- no net or paddles for ping pong table the pool table has holes in the pockets.

We enjoyed our stay at Resort in Canopy Oaks. Spacious sites, spacious between neighbors, and a large park-like setting RV park. The staff was always courteous and helpful. The utilities worked fine. Relaxing atmosphere. Fun Tiki bar. Great park to walk around. The park is located about 20 miles from town so they have a few amenities on site - little country store, pizza and ice cream, a hair salon (wasn't open yet), a business office for people to use, an Arts and Craft building. A few nice activities. It wasn't until towards the end of our stay that we found out you can order from Publix (the grocery store in town) and have groceries delivered (would have saved us a 40 mile trip), ask the office about it. The wi-fi (for us) did not work. I called support and they tried to help but it never worked for us, not sure how it works for others? While we were there the park was partially empty but filled up right after Christmas. Our nightly rate was a special introductory rate for the month.

“Oversized Sites and Cool Amenities”

These sites are huge. Not a bad site on this property. Every site has a 20'x70' concrete pad on it. Plenty of space to move around and you aren't on top of your neighbors. The tiki bar is awesome. Really cool area to walk around and explore.
