I am torn between 4 and 5 stars but my reason for a 4 star is bathrooms. I believe they need an update. Most campers appear to be permanent for summer and may not use showers but the mold brought down my rating. WiFi and cell service only available at office. A bonus is the donation only firewood. The sites by pond is amazing.

My fiancé and I were camping along the coast but had to find a new campground to stay at for the weekend because the place we were staying was booked up. After a pretty extensive internet search I stumbled upon Potter’s Place. I was intrigued that it was an adult only park (no, not a nudist colony) and doesn’t allow guests unless they are 21 or older. Since my fiancé and I work from our rig and just like to play cards around the fire at night the appeal of a small campground (only about 70 sites) with no children running around was irresistible to us.
Potters Place only accept cash or check so our reservation was made using their online form/email and we paid in full when we arrived. When we pulled in Tom, the owner, was waiting for us and showed us to our site. Prior to our arrival I had explained that we worked from our camper so Tom had made the effort to ask around to his regular campers to see which provider worked the best in the area and he had placed us in the site that he thought we would have the strongest signal. Before we backed in though he pointed out some other sites he had available and he let us know that if we preferred any of them we could set up there instead. All of the sites were nice, large and fairly level but ultimately we went with the one he had originally assigned (#56) as it had the strongest TMobile signal and the prettiest view in our opinion. For the record, the Verizon signal was non-existent but our T-Mobile signal registered as “good” and was strong enough for streaming and allow two people to work simultaneously doing Zoom calls and such. Starlink may not be a viable option as there are lots of trees in the campground so you would probably need a site near the field and a long cable that would allow you to setup your dish a good distance away from your camper in the open area.
Our three nights there were simply lovely! The park is mostly seasonal campers but they were by far the friendliest we have met in our travels. While at the pool they invited us to their Saturday afternoon Bingo as well as a karaoke party that same night and we happily attended both.
The owner, Tom, is a constant presence in the park checking in on folks and performing maintenance but we were surprised to also see that many of the seasonal campers also chipped in to take care of the grounds. The result is an extremely clean, pretty and well kept campground.
Amenities include a pool, a pond near the back of the campground, free firewood (donation optional), campground WI-FI, beautiful landscaping and several large grassy areas to walk your pooches if you travel with any. None of the sites are full hookup but all the RV sites were water/electric with some even offering 50amp. The dump station is located in the front of the park near the office and was the most accessible dump station we’ve ever used. They do offer a tank pump out service on Saturdays which we didn’t need to use but I believe the fee for this service was $20.
We will definitely be back to Potters Place. It’s conveniently located within about 40 min of the sea coast. It’s located in a very quiet rural area but just about 10 minutes from Sanford, ME which made it a quick trip into town for groceries. Lastly, Tom and all of his seasonal campers were so fun and welcoming it would be impossible to not want to return!

Been here many times. A quiet place that give you a place to relax. No kids under 18 allowed and not a resort place. A quiet place to kick back and just chill. Within a short drive of coast and attractions

Tom (owner) was very friendly, helpful and accommodating. We had a site in the woods which was spacious. Pool was very clean. You need to bring your own chair. There is good WiFi connectivity in the rec room. There’s about 75%seasonal campers. Everyone we met was very nice and respectful of quiet hours. Would stay again if in the area.
