Has a pool and hot tub available even into late September, when we arrived. Incredibly easy access off I-95/I-195; takes you right to the front door. We found the staff hospitable and friendly. Easy to find our place in the newest section of the park.

Made reservations with this campground on the phone for an end of season fall trip. Office was very friendly and helpful. We stayed in Black Forest back in site. Lots of room between sites, level site & all hookups in good condition. Wi-Fi and cell were good. This was at end of season ( last week of October) very quite except for the sound of the Downeaster Amtrak Horne once in a while. Fire ring and table at site. E-bike friendly. Didn’t use restrooms but looked to be clean and in good working order. End of October so no pool and hot tub as expected. Not uncommon for snow this time of year. We road our bikes around the entire campground and found it to be in good order, we’ll maintained, and very clean. Will make this a definite return and bring friends also for another quite fall trip.

They gave us directions to a short cut through the property to get on the Eastern Trail, a 30 mile greenway. We rode in to Portland on our bikes. The marsh part of the ride was unique and filled with bird watchers. Also gave us a good recommendation for local seafood “Ken’s”. Was about 1/2 price to others and really good clams and lobster. The resort is huge and does have permanent trailers but all were nice and well kept. Easy to book online.

I’ll be honest … this is not the type of campground we usually frequent. We needed a place to hide during Labor Day, and they had an opening. The staff in the office is not very friendly – almost rude even. They don’t give you any information other than the standard map of the campground. No information on the trolley even though it stops right at the campground. Now the young men who worked the gate were very friendly so kudos. Interior roads are okay but can be tight when people park their cars on the side of the road. There are several different areas. Tall Pines is only seasonal. The other areas are a mixed bag of seasonals and transient. Bear Brook and Black Forest have more trees. A few sites may have satellite access but most will not. These are actually the nicest sites in my opinion. We were in the Grove section near the front. It is more open so satellite is possible in most sites. There is decent spacing between sites but no privacy. Our site was a short back in site with gravel and grass. We had to back the motorhome all the way up to the fence and still had to park the car sideways. They have cable but you had to use a box provided when we were there. WII FI in the Grove was terrible. It would work for a few minutes then go on the blink. We gave up and used our hot spots (Verizon was 4g 2 bars). It really irks me to pay $73 a night, and the internet doesn’t work. Road noise (especially motorcycles) can be heard throughout the park pretty much all day and night. It is noisier in the Grove section as it is right by the highway, and the trolley stops there. The store has some basic supplies but is a major rip off. They wanted $4.50 for a quart of half and half. On the plus side, the campground has lots of entertainment – wiffle ball court (didn’t know there was such a thing), corn hole, swimming pool, pool tables, and a basketball court. The campground is convenient to the beaches, Portland and Kennebunkport. IMHO it is nowhere near worth the price.
