Best time to visit is during the winter season. Otherwise it's too darn expensive. I stayed before it burnt down, so I'm not sure what the facilities look like now, but I'm sure it is an improvement. Hi, all great reviews, was really looking forward to stay here. But person on the phone said that my SUV is not an approved RV and advised me to stay in a "cheaper" camping park in the woods. I don't really get it, I'm paying the same price, taking less space (read reviews about space there), not using any hookups and I'm not good e... more
Hi, all great reviews, was really looking forward to stay here. But person on the phone said that my SUV is not an approved RV and advised me to stay in a "cheaper" camping park in the woods.
I don't really get it, I'm paying the same price, taking less space (read reviews about space there), not using any hookups and I'm not good enough there. They even hang up on me and I had to call back again. Great customer service.

We may have just gotten lucky with our spots or maybe it’s bevsuse we only have a 23 foot rig, but we were pleasantly surprised. We had two different spots as we chose to extend our stay and both had fantastic ocean views. Our first spot was slightly unlevel but the second was fine. The showers were clean and hot and free. We may have just gotten lucky with our spots or maybe it’s bevsuse we only have a 23 foot rig, but we were pleasantly surprised. We had two different spots as we chose to extend our stay and both had fantastic ocean views. Our first spot was slightly unlevel but the second was fine.
The showers were clean and hot and free. Laundry was fine with about 6 of each machine.
We didn’t try the park WiFi as the staff said it was pretty useless but had fine coverage with AT&T.

We *barely* fit into our assigned site and had to be very careful when pulling out not to clip our neighbor. I would stay here again only because it's by far the closest option to some relatives. Pack 'em in like sardines! We *barely* fit into our assigned site and had to be very careful when pulling out not to clip our neighbor. I would stay here again only because it's by far the closest option to some relatives. It is a very tight park and we were only sometimes able to park our truck anywhere near our site. It was reasonably quiet during the week but turned into an absolute madhouse over the weekend. People parking everywhere and difficult just to drive an unladen truck around. Large extended families and screaming children took over the entire place. We're polite people but the manager was an extremely rude lady with some serious issues. My wife discovered a used, bloody feminine hygiene product on the floor of the shower. Luckily she noticed it in time as blood was running towards her feet. The only saving grace of this place is the views and it's the cheapest option in the wide area (depending on time of year and type of site).

“Tight space is no joke ”

When other reviewers said tight space this is no joke. My first space (V18) was only 9 feet wide and 34 feet long. I have slides and am 33feet. Fortunately I was there for one night and they moved me to another tight spot. Couldn’t get level without needing the manual levels. That’s annoying. The views are awesome. Overall a pleasant experience. The ocean-view slots had amazing views, but also VERY expensive ($160ish) - and some of them are motocoaches-ONLY too. We had a "half ocean half mountain" 22' slot, with partial hookups. The roadways are really tight, so it was a little bit of a pain to get the trailer in there. I also suck at parking... more
Overall a pleasant experience. The ocean-view slots had amazing views, but also VERY expensive ($160ish) - and some of them are motocoaches-ONLY too. We had a "half ocean half mountain" 22' slot, with partial hookups. The roadways are really tight, so it was a little bit of a pain to get the trailer in there. I also suck at parking so this didn't help. Our neighbors were a little noisy, even at around 11.
There were showers and dish-washing tents. We didn't stay long enough to make use of these facilities. There's a dump sight up top near the exit.
Beach access requires about 1mile hike, despite being next to the rv park, unless you jaywalk but the traffic can be pretty intense.
The beach itself is nice and pretty clean. It wasn't nearly as crowded as the beaches towards the pier.

Reservations: easy, staff was very friendly and accommodating.
Price: 89$ a day, premium site, mid week “it’s Malibu”.
Check in: 1pm exactly, when checking in, i was asked by an elderly woman staff member or maybe it was the owner, if I ever come back here that check in time is 1pm. I looked at at my watch, it was 12:57 pm. I then asked if I ever do come back and I’m 3 min early, what should I do? Her reply was park along PCH and wait🤔. The lady also said that staff takes lunch between 12 and 1pm, ok maybe she was “Hangry” but there where 3 staff members inside the office, if I owned the business I would have my employees stagger their lunch.
Site: premium site, double wide, full hook ups plus cable and WiFi, ocean view👍🏼. 👎 premium site level was way off, this was by far the hardest place I have ever been to as far as leveling my ride.
👎no direct beach access.
Spots are tight , so if you’re new to rving and you have a trailer or fifth wheeler “good luck”

Hard to compare when you’ve never stayed elsewhere! All the reviews speak to the views; but the staff here is also worth shouting out to! Lois and Feydre (sp?) are my daytime pals, but all the folks at the counter are great, and out and around keeping this place clean. More to follow when I check out!
