We stayed here 5/22/22-6/12/22. After a year and a half on the road, this was one of our favorite campgrounds.
Upsides:
There is literally a lake with a beach. It seems like they clean and smooth the beach every morning. The lake water was warm. Bret swam in it multiple times. Our friends went fishing and caught some small fish. On the weekends, during that season, there was also a bounce house by the beach.
There is a nice path that goes around the lake, probably about 3/4 of a mile long. There are also lots of interconnecting trails in the woods.
They also have a nice pool area, and the pool is large.
They also have a gym. If you know Bret, you know he likes to work out. He says it was one of the nicer campground gyms that he has seen, which included elliptical machines, a few weight machines, and dumbbells that went up to 30 pounds.
They have a couple other regular things such as a store and library.
The sites are large and clean. Ours was mostly dirt. Trees were spread out enough and pruned, so they weren’t a problem.
Internet was amazing with our cell phones on Verizon, and our hotspots on Cricket & T-Mobile. It was probably THE best internet we've had on the road.
Downsides:
There were a couple of times that we went to the gym or store and they were closed, during their regular hours.
The children’s water park which is separate from the regular pool, was closed when we were there, which included over Memorial Day weekend. It was supposed to reopen at that time like most places, but it never did, at least while we were there. That was a bummer because it was one of the main reasons we went there. The regular pool area and lake were still open though.
Horseflies - There are places around the park, especially on the path around the lake, unfortunately, where the horseflies can be relentless.
All together it was one of the best campgrounds, if not THE best, that we’ve been to. We would definitely stay there again.
While you're in the area, go check out the Cape May Zoo!

“Way too many loud seasonals!”

This place unfortunately is a giant long term and seasonal place. The transient TT sites are all sand and dirt and very sloppy. Especially after it rains. Staff is non-existent. The seasonals are loud and blast music at their sites and there is a lot of golf cart traffic. Nobody seems to obey the speed limit. It’s rough.

Power took every last inch of stretching our 50ft cable to reach the post way in the back. The post was on the opposite side in the back corner. We backed our 42ft 5th wheel all the way until it was actually touching our water regulator to reach the power.
There weren't many open sites available when we showed up. Just 4 actually, and they were all a bit short and a little tricky to get into with trees or odd angles. Looks like most of the sites are annual or semi-permanent residents.
There's sand everywhere (the roads, the sites, in the air when it blows) so plan on getting sand in your camper. We found a site with gravel and a cement pad. The lake is nice, but the snapping turtles scared off our kids.
The amenities were all still closed due to the pandemic so we spent most of our time exploring away from the campground.

“Somewhat rundown and too many long term residents”

We were there in April when the park had just recently opened for the season so most of the park amenities were closed. I understand why the outdoor activities like the pool was closed, but the indoor game room/activity center was also closed. Check in was quick and easy and the staff was friendly. Our site was nice and spacious. We've been to several Thousand Trails parks around the country and it seems more and more are catering to long term or seasonal residents instead of people that actually use their RV to travel and camp. This TT park probably had more permanent residents than any other TT we've been to. The majority of the park is for stationary residents with only a small fraction open for people that don't plan to live there. This park feels more like a mobile home or trailer park instead of a campground. It wasn't really one of our favorite TT parks we've been to. Verizon, AT&T and T-Mobile all worked well if you need that.

The RV sites were pretty good as well. A few kinda tricky to get into, but they were spacious, full hookups, and close to the activities.
The staff here is amazing. We needed to be away from the RV for a few days and they accommodated .We needed propane during an off day and they accommodated. It was so wonderful.
We were able to quickly go to Cape May in south NJ as well as a visit to Atlantic City pretty easily. Even up to Philadelphia was only just over 1.5 hours.
Our cell phone coverage was good and we did not try the wifi here.
