We had reservations for 2 RVs traveling together for adjacent sites. Upon arrival, they had lost one of the reservations. The office staff was NOT welcoming. We were accused of not having a reservation even though the reservation which they found was in our name. The site adjacent to our other party sat empty. We were given directions (map) which would have placed us in the site with the utilities on the wrong side. When asked prior to going to the site, we were told, "It didn't matter, just go and the hookups will be there."
The office has nothing but some brochures and acted as if we were idiots when we inquired about purchasing ice.
Adjacent to the highway and the airport flight path.

The sites are really beautiful and the pools are equally beautiful. Nice staff. Looks like they have 24 hour security. I gave 3 stars because the park is connected to a mobile home park with many very shabby mobile homes as well as quite a few long term travel trailers. Lots of good shopping outside the park but a very seedy area. We wanted to ride our bikes around Portland but decided not to as we would definitely not ride them off the grounds. The park is just across the river from Vancouver and we had a nice dinner and walked around a really neat arts & music festival.
If u stay here you need to have your stuff locked up. The people next to us had two bikes that were locked up but they got stolen nonetheless. Ours had the Kryptonite locks so, thankfully, they weren’t stolen.

The rate included a AAA discount. There are a lot of good things about the park. Spots are level and decent size, WiFi is ok, office staff are friendly, it's close to Portland and Vancouver, shopping is within walking distance, there's a small gym, and though not available this time of year - the pool area looks very nice, the site had 2 faucets available, they let you wash your RV/vehicle.The not so good things would be that the bathroom facilities were not well maintained, many of the sites were taken by long term/permanent guests that frankly looked like small junk yards (broken down vehicles, various items thrown around the site, etc) in clear violation of the unenforced rules and regulations, large garbage bins had no home so they blocked the roads partially. This really reflected what I saw in Portland with well maintained properties (sites) next to places that should've been condemned. Lots of potential to be a great place, but there's just not enough effort to make it so. All that being said, we'd stay here again due to its proximity to friends and family.

We've stayed at this campground numerous times. It is convenient and at a reasonable price for visiting friends in Vancouver, WA. I believe all are full hook up sites and most are back in, but pull throughs are available. Paved roads and sites, with grass areas between sites. My site (815) backed up to the 816 site. Plenty of room for my 29' travel trailer and pickup. Clean and secure restrooms and showers. Swimming pools were open (which was nice as temperatures were in the high 90s during our stay. We had no issues with our 30-amp power, water or sewer connections.
Staff was friendly and check-in was a breeze. If you're not real confident in backing of a travel trailer, request a pull through site. My site (815) didn't have a lot of room to pull forward. I had to jackknife the trailer into the space.
I-5 is very close, so it is convenient. But traffic is stop and go for miles trying to cross the Interstate bridge between Oregon and Washington (AM commute traffic southbound and PM commute traffic northbound). The park is under the western flight path of PDX. Normal take off direction is to the east, so unless you are unlucky and the wind direction dictates western take offs, you will only hear landing aircraft.
Overall, I enjoy spending time at this campground and would return.

Park itself is quiet but there was road noise during the day as well as air traffic. Vast majority of sites looked long term but people kept them clean. Few kids live here. Mostly older people with pets. Shopping center across the street. Did not notice any tent communities in the vicinity. Vancouver, WA right over the bridge and downtown Portland maybe a 15 min drive. Able to stream with WiFi.

I had a business project in Vancouver and needed a place for a couple of nights. Jantzen Beach RV Park is very conveniently located and easy to get to from I-5. I reserved our spot a few weeks in advance. Check-in was easy and friendly. Our site was in great condition. Sites are paved with asphalt and I didn't even need leveling blocks. Well maintained lawns surrounded the RV pads. Our next impression was that our neighbors were "interesting". On one side of us lived a family...apparently 3-4 kids and 2 adults living in a old 16 foot trailer. That's fine, no judgement on our part for that. However, we soon saw that they were in the junk business...Second hand goods were strewn throughout the site. They were either bringing in things on a utility trailer to unload, or selling things from their site to people that drove up. On the other side of us lived a gentleman with a hot rod Subaru without a hood or muffler. He came and went at all hours of the day and night.
The rest of the park seemed to be occupied by about 60% permanent residents and 40% travelers. Across the street (maybe the same facility) is a large mobile home park. The mobile homes section of the park was very well maintained and it appears most of the residents took pride in their home and plot. Everyone we encountered were very friendly to us and our dogs. We had a safe and pleasant stay, but potential guests should be aware of the character of this park.
Pros:
Friendly and helpful staff
Well maintained grounds and facilities
Very easy access from I-5
Close to Portland
Cons:
Constant noise from planes, cars, and neighbors.
More on the "trailer park" end of the spectrum than "RV resort" end of the spectrum

Originally planned to stay for 1 week, but ended up staying 2 weeks because it was so convenient and we are growing to love Portland! Overall, our stay was pretty enjoyable. Neighbors either kept to themselves or said hello. We only rated this place 4 stars because about half of the washer and dryers were out of order, but they still had plenty (4-6 washers and 4-6 dryers) available. Most of the downsides to this place in my opinion are not at fault to staff. There is an abundant amount of squirrels ravaging around campsites due to tenants not closing dumpsters around the area. Dog poop around sites due to tenants not picking up after their pets. Staff members do clean the areas daily, but every morning new drops occur. The last complaint would have to be the airplane noise, which is apparent starting at 5:30am until 8pm. We are used to airplane noise having familiarity with military bases, but it could get pretty crazy during rush hour landing times. All in all a lot of these issues are either out of staff control or being worked on.
The convenience to grocery, shopping, the city, and hiking is far too great of a benefit to bash this place. Target, Best Buy, homedepot are literally a 5 minute walk from your site. I was able to fill up my fresh water at the next exit over at a Walmart for 1.99 for 5-6 gallons (might have been a place closer). Trader Joe’s and Costco within 15 minutes and not too many homeless people wandering around jantzen island compared to delta park and other parts of Portland.
We would stay here for a month if we weren’t traveling across the US!
P.S. good internet signal but max download speed available is 5mbps. If you are working remote this may do for you, but would highly suggest using cellular if you need to answer video calls. My wife and I survived 2 weeks here bouncing between the two and didn’t have too much of an issue.

We did not stay here but used the park to dump on 7/10/2021 after two weeks in a family members driveway in NE Portland. Called the nearest RVP and was referred to Jantzen. "Sure, $10, come on." Stopped at office, paid, directed to empty site. Done. No separate dump station, so be sure to call before you drive there.

“Discriminatory RV Park”
noted 4/6/2024
We recently structured our travel route around the Jantzen Beach RV park after calling ahead to make sure they had plenty of spots available. It wasn't until we were on the road that we knew the specific day of arrival, and called to finalize the reservation. At that time we were asked what the age of our motorhome was. In 30 plus years of RVing I've never been asked this before. Bottom line was that it didn't matter the condition of our RV, or whether we were Good Sam members, or anything else. All that mattered was that our motorhome was over 10 years old and they would not let us book a spot.
I understand the issues with homelessness in the Portland area, but the fact that they were not willing to verify through other means that we were in fact a valid RV camper, is something that I have never even contemplated before. This is a dangerous precedent for RV parks and I hope the RV community fights back by not providing business to companies with these policies.
Safe travels!
