Many of the reviews said that the sites were too close. In full tourist season, I can understand the criticism. The sites were pretty close together. During our stay, we had very few campers near us.
HTR bought this property not long ago. I guess there are plans to improve the property. Time will tell what they do to the property. My final thought is that if you come in October, give it a consideration.

The ground was covered with coarse wood chips – hardly an ideal surface to place a tent on. Both #1 and #3 sites seemed to be in the middle of the drive, making you feel like you were intruding just to leave the site.
#1 was also small and delineated with the same wood chips on the ground. Glad we didn’t get stuck there.
The larger RV/camper sites appeared to be quite nice. The pool was a welcome benefit.

5 miles outside of town and most of the time there was zero cell service and slow to no WIFI unless by the office.
Some sites were quite close together, especially by the creek. Others were secluded and quiet. There are some beautiful tent site ares.
The staff was all wonderful!!

Only one of two shower houses working on Memorial Day weekend....with 67 trailer and rv sites and overflowing dumpster. Did I say cramped....sites are too short and trailer rear ends in road.
It;s VERY crowded and they stick in travel trailers which are way too long for the site.
And by the way...that beautiful trail down the road....in Colorado you have to have a hunting or fishing license to walk on it. Absurd.
I wouldn't come here if I were you.

Have to rent propane fire pit per nite and supply your own propane. No WiFi, really? Found another campground for next year!

Yes there were RVs all around but it didn't feel like it. Space between sites, and the angles of site made it seem like no one was around. Great site, with a deck overlooking the creek. The creek water is hit or miss as it depends on rainfall and its a aqua-fir. The premium site had a BBQ grill and propane on the deck as well.

This may be a good $30/night campground. Considering the ragged look, lack of Wi-Fi at camp sites (Wi-Fi is available while in proximity to the office), location (being miles from Durango there is should be no up-value for location), and lack of amenities (pool and bath house were closed due to Covid (if amenities aren’t available why not adjust the price to reflect that) it is certainly not worth the current price of $56 plus fees. We paid for 3 nights but left after two nights - just depressing being there. Pass this campground by unless it is a last resort situation. On the upside it was quiet and peaceful.
