After dropping the trailer to go into town a county employee approached us. He said there is no camping in the county owned gravel parking lot of the fairgrounds except when they are having an event. However the land to the left (as you enter the gravel parking lot) is BLM. He said that is all free dispersed camping. He let us stay as we were only 1 night. So seems like many people use this but you might get talked to??

Off the main drag for a few miles the fairgrounds has a huge gravel lot off to the right. We arrived on a Saturday and there was no one there. There were a few horses inside the grounds themselves. If you continue out the back of the lot, there is a dirt road that goes both left and right I walked our dogs going down the right dirt road. It Crosses a main dirt road, that I saw a few cars drive on, but further on there are a multitude of dirt roads crossing a whole few acres. There there were areas where there were dirt pull outs that you could put an RV. There were 2 5th wheel RV’s parked down in that area. There were also some small trails that I saw some dirt bikes riding the next day.
We discovered there is a very beautiful grassy dog park within the fairgrounds itself. Spoke to a local who had his dog there and said the fairgrounds is open year round. He said he has never encountered the gate being closed. So many people come up and use the dog park. it was covered with lush grass and had some trees but nowhere for you to sit. Had a dog pot and there was water all throughout the whole fairgrounds but no bowls of water for the dogs at the dog park.
I asked him who owned the land to the west of the fairgrounds where I had previously walked. He said he thought but was not sure it was owned by a cattle company.
There was water available inside the fairgrounds if you drove in and wanted to be connected to fill your tank.
He mentioned that if you kept driving up the road approximately 2 miles that there was a 5 mile loop trail to hike on. He also mentioned that the road coming in had a turn off and a parallel road that many bicyclist used.
Our Verizon cell surface was great. We used our hotspot and streamed some movies.
Gas in Gardnerville is always super cheap and also you have many markets, including a Walmart and various other stores available

Right above Carson city, take the fairgrounds entrance in, and there’s a large square of BLM, the fairgrounds parking lot included. You can go out far or stay by the road. Verified by BLM that this is usable, spent 3 days here so far no issues. Great cell service, very quiet.

After driving around a bit on the various dirt roads in this BLM area, came to the conclusion that there were maybe about six real sites, is my best guess, mostly on the furthest south dirt road in this area. However, for overnighters there are more places where the dirt road gets very wide on that south side of the property and fairly big rigs could overnight here.
I CAN TELL FROM THE OCCASIONAL DEEP RUTS IN THE ROADS THAT IF THERE WAS MUCH RAIN YOU COULD PRETTY EASILY GET STUCK IN THE MUD, therefore:
If you want to come in from the WEST side (instead of the east side) of this property, it's very easy and you can stay on decent road all the way, assuming you just want a quick, dirt parking lot type spot for overnighting:
From Pinenut Rd, just to the northwest of this BLM property, turn south onto East Valley Rd, go about a half a mile and veer left to stay on rough asphalt road (going straight would put you on a dirt road). After about 100 yd you will be in a big, boring, rocky dirt area that can be parked in. I believe that fairly large rigs could negotiate this space successfully.

We visited this area for a week in a 40' big rig fifth wheel. We practically had the whole place to ourselves! Beautiful sunrises and sunsets with views of the mountains and very quiet. There is a dirt road nearby that is used occasionally by locals, maybe 10 cars a day that pass through the area, some dog walkers, and one OHV. The road into the area is very bumpy, but it is short. There are plenty of sites to choose from, but they are not all in great condition, so choose wisely.
We did have a cop come and check on us. Apparently he was called to come out by one of the passer-by's for a check, but he confirmed this was BLM land and we could stay up to 14 days if we wanted.
BIG RIGS
For big rig access, enter from Douglas County Fairgrounds and take the first right. There is a slight angled drop to get down into the area. It is passable by big rigs, but go slow. The other roads in and out are probably better with smaller rigs and camper vans as they are either too steep or too bumpy. The road to the south, Mustang Lane, is not advised for big rigs either as there is a huge dip just before entering the area.
I would definitely visit here again.
