The grounds are clean and well-maintained. The facilities are good.
The noise level is quite tolerable. It's not as peaceful as some remote camp in the mountains, and there is often some kind of traffic going on in the daytime, like lawnmowers or horse trailers being moved. But at night, it's very quiet.
It's not kid-oriented like a KOA, but there are big fields and things to do at the fairgrounds. It is pet-friendly, though there is no officially off-leash dog area.
The staff are professional and amiable. Online reservations work well.
If you need a break from roughing it, this is a fantastic place.

Torn up old parking lot, all I saw were live aboards with screaming kids and barking dogs. Spaces crammed with him inches of each other. Disgusting, they should be closed down for health issues.

The dump fee is $25. The "dump station" is really just an unused campsite that the park has blocked off for dump use only. There isn't a dedicated black water flush hose. I shudder to think how many people have used the freshwater connection (which is shared with the neighboring campsite and there's no backflow preventer on the spigot) as a connection to flush their tank. The site isn't very level, and if you park close to the sewer connection, your RV will actually be tilted away from the dump side. The dump connection is higher than ground level, so you have to make your stuff flow uphill if you have a low RV. The ground is sand/dirt, so everything is going to get covered in the process.
If you must dump here, I suggest having a nearly full gray tank with which to flush out the sewer hose after dumping black, because you won't have a water supply to flush the tank or the sewer hose.

There was construction taking place expanding the park so no store or office. Just a construction trailer at the entrance.
Our site, 168 was a gravel based back in that was just long enough for our Coach and Towed. Services (30 50 amp, water and sewer only) were to the left side. Distancing is super close even for an urban park. There is no room for table or a fire pit. Our site was flat and even. Overall the park was a place to set up in order to rest your body at night. There is absolutely nothing to do in the park
There is NO park included wifi or cable TV. We did not find any OTA channels. Satellite would not be difficult. We did not use the washrooms, showers or laundromat but we checked and found them clean.
There are no restaurants or stores within easy walking distance but just a short drive away you can find food, shopping and convenience stores. We found this park to be the only game in town thus we persevered. We paid $43.00 per night (inc tax) and we feel we received very poor value. Sadly, we will be back as we use it as a base to visit friends.

Too crowded. There’s like 200 spots. Many seem permanent. You are on top of one another. If you book online and need to change something, it’s not possible. Please note that there are two sites 1/4 mile from one an other.

My gripe is that management did not let us know that the water would be turned off...even though this was planned maintenance. Not when we made reservations nor when we checked in. As we have several days of dry camping ahead of us...we were planning on dumping our tanks and filling up our fresh water. Really no excuse for the lack of communication.

Our site, 187, was a back in that was just barely long enough for our Coach and Towed. Services (30 amp only) was a long way back to the right side. I am glad that I had an extension cable!. The water and sewer were to the left rear. Distancing is very, very close. Typical for an urban park. There is no barrier between sites. There are no tables or fire pits. Our site was flat and even gravel/dirt pad.
There is no included wifi. We did find a number OTA TV. Satellite should not be difficult. We did not use the washrooms or pay showers but they were open.
There is a large green space that is used for dogs just outside of the RV Park gate. Users appear to be very good at cleaning up after their pets and there are poop bags and a garbage near by. There is a very small store on site that I suspect is stocked during the warmer months. It’s shelves were bare during our stay. It appears there may be propane sales on site.
Within a short drive you can find good food, shopping and any other amenity you may need.. We found this park to be a well run urban RV park that delivers just the bare basics.. We paid $42.00 a night and we feel we received poor value. This is more like a $30 - $35.park. It is just too basic to be worth more. We would look at other alternatives if in the area again. Be advised, this is a very busy park It was pretty much full during our two day stay during off season.

This is a typical fairgrounds RV parking lot place to park! Easy access off the freeway and level spots.
We were happy to have an affordable place to stay while visiting friends in the area.
Very quiet stay - friendly office staff stated that was because there wasn’t an event going on!
We didn’t use the bath house.

The fairgrounds are nice, the town of Pleasanton is very nice. We rode our bikes around town two different days. Campground is quiet and a little tight as some have said. We have a 40’ fifth wheel and easily got into our site. Not a lot of room to hangout outside your rig, but we were mostly out and about until evening.

We sold our house and moved into our 5th wheel and moved into the fairgrounds to get situated (still a lot of boxes to go through). We were surprised how crowded it is, but also by how quiet it is. There are several couples who have been there several years, while they work full time locally. On that note, you have to move sites every 21 days, but it can be for only 1 night and then you can move back (or stay in your new spot). Everyone has been very nice and the bathrooms and laundry room is clean. It is posted that there is no smoking in the park, but that is not enforced and not complied with (although some folks do walk outside the gate). Just outside the gate are two very large grass fields, suitable for dogs and kids and lately they have been hosting drive-in tribute band concerts (that park residents get to listen to for free)! This is not a scenic location. The North section has very few trees and a smattering of grass, but paved roads. The South section has more trees, but seems to be for older rigs. Our first site was on the end of a row and directly across from the WiFi and we got a good signal. Now we are down a few spots, but in the same row and the signal is poor at best. For one thing, the box on the pole could be higher. Our line of sight to the WiFi is blocked by a couple of Class A RVs.
We are in a pull through site. Back in sites are $10 cheaper. Staff is easy to work with, but seem to knock off early. We are still working during the day so only able to see someone in person on the weekends.
