From a pure layout and site-spacing perspective, it’s fairly typical for a private campground that doesn’t have a lot of space to work with. The gravel sites are narrow but not uncomfortably so, and they are decently long and level. They have three small dog areas (two fenced in, one not), but half the time we walked the dogs along the roadsides just outside the campground (where there were plenty of bushes to make our male dog happy).
But while the sites are ordinary, the amenities are nice. The office has a small souvenir shop, and there’s an indoor gathering area in the same building (there were no events hosted there at the time probably due to COVID-19). There are a number of small recreational areas around the office: two small multi-hole putting greens, a fenced-in area that doubles as both a single hoop basketball court and a pickleball court, a playground set, a cornhole set, and a few small communal fire pits (note that there are no fire pits at the sites). The recreational areas and the bicycle-friendly paved streets make this a kid-friendly campground. There is also a separate building with the bathrooms (which are nice) and the laundry room (which we didn’t use).
In terms of cell service, The best speeds I got on my Verizon Jetpack with MIMO antenna during our stay was around 20Mbps down and 20Mbps up, which was enough to stream TV but during the second half of our stay the bandwidth was unreliable during the evenings. The campground WiFi was decent the few times we used it (note: we didn’t use it for streaming).
I want to conclude, though, with a story illustrating their customer service. The day before we left, we were out driving on dirt roads and made a wrong turn, and ended up getting our truck (our tow vehicle) stuck in deep sand. We called the campground to ask if they knew anyone local who could help, and they sent out two staff members with their trucks to pull us out. So this campground looks out for their campers.

SURV is conveniently located with access to the amenities of St. George, Zion NP, and many retail and outdoor area activities, and our rate was $675 +$20 (dog fee) for 30 days in the first back-in row of this brand new park. They offer easy online booking and the owners/staff are incredibly nice and helpful, including quick email responses and allowing guests to receive packages. While this is very much a commercial park (lots of gravel, concrete, and little privacy), this is one of the more spacious and well designed private parks we’ve stayed in. Sites are all wide and long, and we could have parked in any with room for our truck and access to our garage. The sites are all crushed rock, relatively level, and the utilities worked perfectly. Their WiFi quality varied, but Verizon worked well without a booster.
There are 2 small, but green, fenced dog areas, and while there isn’t much for dogs to walk-on in the park, the surrounding sidewalks and low traffic roads worked well. As other reviews have noted, there are both indoor (laundry, etc) and outdoor (sports courts, fire pit, etc) common areas, and despite being often full and host to more kids than any park we’ve stayed in, the CG is quiet in terms of neighbor noise. Overall, it feels like a lot of thought and work went into designing this park, and they continue to take great care in how it’s run.
SURV has one notable negative, road noise from I15. While the roads surrounding SURV are low on traffic and quiet, the sound of I15 is about what you would expect and constant. Our site backed up to the highway, so while I’d assume that the inner sites enjoy more peace and quiet, we were grateful for our sound machine.
A couple of other notes that may only be relevant due to current events and/or only to some travelers. For the first few weeks of our stay, office staff/owners did not wear masks, but they are as of November 2020. Additionally, during a particularly contentious election season, some guests and staff/owners are displaying political flags, signs, etc.

The park is awesome! It has great amenities and everything is new and shiny. The biggest downside is that it is just a few yards from the interstate so the road noise is very loud. It’ll take some time for the landscape to fill in enough to filter out some of the noise.

Spaces were wide and all gravel, restrooms and showers were spotless. The only negative was the spotty wifi which they say they will fix any day and since it is new, the trees have not matured yet.

Southern Utah RV Resort is new, clean and conveniently located RV resort off of I-15. The amenities are incredible including a sport court, miniature golf, the cleanest shower rooms and laundry area.
The pull-throughs are 85’ and very wide. Pea gravel and a picnic table are at each site. The hookups are the cleanest my husband has ever seen! The owners are great and obviously take a great deal of pride in the park.
Close to Zion NP, 2 hrs from Bryce Canyon. We will be back!!!

We loved it here. It looks like Joanna Gaines designed it. The have a lot of nice touches on this campground. Easy to get anywhere.

Price reflects 7-week pricing for back-in, level FHU site on crushed stone. (Price included electric, 50 amp) We hunkered down here during the worst of the Covid-19 shutdown. Staff was very helpful and friendly, and working constantly keeping everything maintained. We didn't use bathrooms or showers but they appeared clean. Laundry was also clean but small for the size of resort. (There were some large families living there and often laundry was challenging to utilize.) Best feature here was the blazingly fast wi-fi. (They must have fiber optic.) Being able to stream video made up for lack of cable TV. There was plenty of highway noise as well as noise from housing behind the resort. We were able to find things to do in the area, and state and national parks were starting to open. (St. George area has some awesome bike trails around town as well as the pathway to Snow Canyon and riding in Zion NP.) Plenty of restaurants for take-out and other shopping and services. We would stay there again.

We had originally planned to camp at Sand Hollow SP but when Utah closed their state parks to non-county residents due to the pandemic we had to find alternate plans. We decided to stop for a month and see what progressed with the pandemic.

We don't usually stay in a private RV park for a month so this was a bit unusual for us. The park itself is very new so the facilities are in good shape. Trees have been planted but it will be a few years before they provide much shade. Laundry room was very clean, our site was long and wider than many sites in private campgrounds.
We were right next to the dog park so we had an end site which was nice, and great entertainment for our cat.
Easy on/off I-15 with close access to shopping and other needs.
The staff was helpful and friendly.
Only complaint was the highway noise, but overall a good stay with beautiful views of the surrounding area.
Lots of things to do in the area, when they are open, unfortunately Zion NP was closed the entire time we were there but Snow Canyon SP and the Red Cliffs Conservation area were great to explore. The Virgin River bike path is a relatively short drive away to get in some time on the trail.

Amazing time in St. George/Washington, Utah. They just built this park fairly recently. The clubhouse is modern, and actually, a place I'd hang out during my stay. Amazing time in St. George/Washington, Utah. They just built this park fairly recently. The clubhouse is modern, and actually, a place I'd hang out during my stay. It has a killer kitchen area and felt like a nice hotel. The grounds were excellent, and after visiting the other run-down parks in the area, this one easily has the best views around. We came up from Vegas to check parks before staying here. NO COMPARISON. It's actually been one of our favorite parks over the past few years. The red rocks and mountains like Sedona were hard to leave, but we are going to Sedona to ride out the lockdown! We will be back anytime we are close to the area.
