“Great Location And Facility!”

We visited this RV park 7 months ago along with every other RV park in Tucson and surrounding suburbs (about 40 in total). We came up with 3 choices which included South Forty and they allowed us to make a deposit for a 100% guaranteed reservation for a six month stay starting 10/1. We visited this RV park 7 months ago along with every other RV park in Tucson and surrounding suburbs (about 40 in total). We came up with 3 choices which included South Forty and they allowed us to make a deposit for a 100% guaranteed reservation for a six month stay starting 10/1. The other two RV parks required a wait until April 15 because they give current RVers first dibs on a Fall reservation. We could have lost our deposit and taken one of the other two but we took South Forty and are glad we did. We got here early just after Labor Day and got a great spot that we are actually going to stay in! We have been treated very fairly and their prices are very reasonable and the electric power has been fine. The security has been improved with a physical gate after 5pm. We feel tremendously safe here and we find all the staff friendly and intent on maintaining a quality space. The palm trees are plentiful as are the seguaro cactus giving the whole place a special feel! We like the location and plan on biking and not using our vehicle much at all. We have everything at our fingertips, really! Costco, HD, Lowe’s, pharmacies, Top Golf, etc, etc. There are even three LA Fitness facilities within a half hour bike ride, all located adjacent to the 125 mile bike loop, which is just a few blocks from South Forty RV Ranch! I could go on and on but we are very pleased with the place!

This is a tight campground with mostly retired people living here. The sights are very narrow. Our rig fit in this site by 2”. It was the third sight we tried. The office is only open until noon. So you have to call for someone to check you in. You have to have an escort when parking or leaving the campground. They get quite upset with you if you drive out without an escort. I witnessed security detain a rig leaving without an escort on the second day of our stay. It blocked the exit for nearly 10 minutes while the security guard berated the man trying to leave while I sat in my truck behind and blocked from leaving. It was quite irritating making me sit and idle for that long.
I can confirm the power issues of another post as well. Had to go and reset the breaker several times because the breaker kicked off. Once while we were at the store it kicked off and the temp. was 106° inside upon our return. Not really sure what caused the power to cut off but I’m assuming that it’s a bit too much on the old power lines in the campground. Last thing, don’t speed, you will get pulled over by a golf cart with blinking lights. Our Uber driver was going 15 and was stopped by the golf cart police. I will stay again but next time I’ll know.

South Forty RV Ranch in Tucson, AZ is in a great location but an extremely tight fit. Our bus totally curb checked the concrete patio pad, not once but twice trying to fit into this tight spot! We even had the park host guiding us in. I had the unfortunate experience of making a reservation in July and getting a confirmation of $35.07/day and then arriving in January to only be told that the rate is now $42.09/day. WTH kind of business is that?! I am disappointed to say the least that they wouldn’t honor their own word. It is close to the I-10 but you can’t hear the noise like you think you’d be able to. Great bar/restaurant walking distance next door called High 5 Grille.

I was reading the Gio269 review, I have lived here for almost a year now and find no validity in what they are saying. The Management and staff goes out of their way to help our seniors! I was reading the Gio269 review, I have lived here for almost a year now and find no validity in what they are saying. The Management and staff goes out of their way to help our seniors! As for the electric, we live in Arizona it's not cheap to run AC when it's 110 degree's. We have never had a issue nor do I know of any problems in this park. I personally sleep very well knowing we have a paid Courtesy Patrol driving the park all night long. I would think they would be happy with him wearing a body cam! The Management can see exactly what is said and done on his shift. This review is disturbing to say the least as it sounded like a disgruntled Ex employee, not a customer review. FYI site #136 has a friend of mine in it and has for months.

“Massive Power Issues and creepy security ”

Facilities are ok...but... the monthly rate is around 600.00 plus electric.... this park has a MASSIVE power drain problem! You can not keep your rig cool. The park power is not good, so either the massive spikes and/or drain will either damage your electrical or cause your circuits to blow making it impossible to run your rigs AC. Ev... more
Facilities are ok...but... the monthly rate is around 600.00 plus electric.... this park has a MASSIVE power drain problem! You can not keep your rig cool. The park power is not good, so either the massive spikes and/or drain will either damage your electrical or cause your circuits to blow making it impossible to run your rigs AC. Everyone has at least two window AC just to keep your rig under 90 degrees! The average electric bill runs between 250-350 a Month! The parks management knows this but does nothing to fix the problem. They are cheap and liars. They take advantage of older folks on fixed incomes and should be ashamed of themselves. In addition they have no security gates, just people who live there driving around on golf carts as “security” what a joke! These people aren’t even paid, they “work” for free electric or rent. Kinda like the old company stores from the 19th century, they should be investigated by both PUC and adult protective services for their power and shameful way they take advantage of the elderly there. Again shameful. Finally there’s one “ security” guard there that creeps out all the younger woman, he works nights and my girlfriend saw him parked right behind our rig for 2 hours starring in. He also wears a body cam like he’s a real cop?! Ya right this guys a creep, creeping and peeping around all night long. Not to mention he gets drunk sits in the hot tub and uses inappropriate language to the younger female guests, he is a CREEP! Complaints fall in deaf ears since this clown is buddy buddy with the managers, they’re a little click that sits around daily getting drunk and talking about all about the guests. My advice is stay far far away. Thus place is a disaster and a law suit in the making. You’ve been warned, just go one of the other RV parks in Tucson to get treated like a adult and a customer should. South Forty indeed they gone south alright just not far enough. STAY AWAY

Managers and staff very friendly and easy going , location of park is great , stores , medical , freeway all with in minutes away. Managers and staff doing very good job at keeping the park and pool maintained .

We couldn’t extend our slide out at the first site we were assigned, a park model on the adjacent site came right up to the power pedestal. The second site (209) was roomier, but was beside W Orange Grove Rd, a very busy and noisy street. We barely got any sleep.
The staff were very friendly and helpful.

The biggest thing was they lied to me about having a pull thru spot and if i wanted to disconnect my car and dolly for a back in spot i could have stayed somewhere else for $15 less a night. This is a live in 55 and over park with construction going on around the park. Sawing hammering.

South Forty RV Ranch is a gem in the desert, with helpful staff and a beautiful park! After being escorted to our campsite, we found a pleasant, level, full hook-up site surrounded by palm trees, bougainvillea and azalea shrubs and saguaro cactus.
There are three bath houses on site, a clean laundry, huge pool and an activities center with its own mailroom, billiards room and library. There is internet at the clubhouse, but residents need to provide their own at their campsites, either by using a hot spot, jetpack or contracting with local cable companies for longer stays. HD antennae will get you free over-the-air television with about 22 channels, and we had excellent cell coverage from both Verizon and AT&T.
The only slight drawback to this RV park is that is located close to a train. The sound isn't overwhelming, but noticeable.
We found the park's location as a big plus, with Tucson attractions and businesses close by, and after a month's stay, are already planning a return trip to South Forty!

Clean park, fairly quiet as the park is a few blocks from freeway but still some noise from it. Staff was very nice and accommodating.
