Mesa Verde RV Resort

We LOVED it here! For an RV park in the high desert close to a national park, this place is it. The grounds are well taken care of, the bathrooms and showers are spotless, the pool is brand new and beautiful and the two hot tubs are meticulously maintained by the workers to ensure they stay clean. The fact it’s an older park means larger trees throughout to add shade to almost all the sites. You are literally a mile from the national park to explore that and the new owner is putting in a pickle ball court for more to do while here. The camp workers inside and out go above and beyond to make everyone feel welcome and ensure you have what you need while you are here. Literally the only downside right now is the wifi isn’t the strongest BUT, a new system is on order to replace what they currently have and until then if it’s something you absolutely need, if you let the office staff know they can help. To add to the rate review from below, they aren’t bad! They are completely normal for the area ( I think it’s a better deal personally compared to the other parks around). The weekly rate the owner offers is extremely generous and is around 20% off so I don’t understand the previous complaint I read from someone. If you are a good Sam member be sure to mention when making a reservation for an extra 10% off if staying less than a week! We would most definitely return here.

We made reservations at Mesa Verde RV Resort two weeks before arrival. This park was especially attractive to us because of their 20% military discount. My husband is retired Navy and we RV travel full-time and seldom see a discount like this. It really makes “thank you for your service” feel sincere. We arrived and the office was closed. The next morning when I checked in, my credit card had already been charged for the week. We were charged the weekly rate, which is 10% less than the regular rate. When I asked about the 20% military discount, the work camper in the office could not help with this and told me that I needed to talk to the owner “Mark.” She informed me that there was a new owner and she didn’t think there was a military discount because the “prices are already so good.”

I double checked my confirmation email from when I made the reservation and looked at their website which clearly stated the military discount was 20%.

I repeatedly returned to the office with my credit card so the charge could be corrected—Mark was never available. It took three days before I was finally told that the 20% military discount would not be honored. I was told that I was “given the weekly rate and that can’t be changed.” Couldn’t be changed? I wasn’t asking for the rate to be changed. I was asking for the discount given upon reservation to be honored on arrival. The owner, Mark, never did make the time to speak to me in person.

It is not about the money or the fact that this park does not offer a military discount. We stay at plenty of RV parks that don’t offer a military discount. The whole situation was handled wrong and I received poor customer service in trying to fix something that I thought was a simple mistake. The park is under new management and may be having some problems with instituting new policies and new work campers who didn’t have answers or knowledge. It’s unfortunate that their growing pains were passed on to me, the customer.

The good: clean park, easy check-in, beautiful back-in sites, views of Mesa Verde. The not so good (that the campground can control): terrible wifi, I think it’s someone’s ancient hotspot. Also they begin construction/campground truck noise at 7:30 am so be prepared for that. Things out of their control: the neighbor’s dogs bark all night long. My opinion: way overpriced.

Sounds silly but clean bathrooms and showers make the visit. The laundry area was also well kept, clean and inviting. The sites were fine and full hookups worked as expected. Staff and owner were super nice and accommodating. It would have been 5 stars if wi-fi had worked better. It was slow and sometimes nonexistent even though park was not full. I expect some people hog the bandwidth with business and movie streaming making it difficult for others to even get basic email. Otherwise it would have surely been 5 stars.
Sites are gravel but mostly level. Seeing the designation of where the sites begin and end is difficult and septic hookups seem to be in danger of being accidentally run over. Another weird thing is the placement of the picnic tables because they sit right beside your neighbor’s septic hookup.
Still I think it’s a good value for what your get. Access is easy. An excellent place to stay if visiting Mesa Verde or just relaxing.

Good location for visiting Mesa Verde with great bathrooms. The down sides of our stay were the site we booked were not reserved and we were put in a site closer to the road. There is a lot of traffic on the highway. Another disappointing thing is there are no grills or fire pits on the site. You are not even allowed to use your own portable fire container. “NO WOOD FIRES ALLOWED “. They do have a common area with propane grill and propane fireplace. My last issue with the park is the WI-FI service. The park was maybe half full and usage was basically not available until midnight to 6:00 am. If you are planning to stay in your rig and don’t enjoy an evening campfire and a S’more or two this place is fine. Full hookup all are all good.

Despite the snow and overnight freezing temps, we had a great stay. Super clean bathrooms and showers, laundry (didn't use). Sites were a little close but that was due to the excess snow that had been plowed. Campground was clean and well maintained, friendly staff. Great park to base camp for Mesa Verde NP.

We were one of two other rigs at this resort for the two days we stayed in early December, and the office hours are only 8-10am daily. But all the services were still open and management lives close by.

The bathrooms were heated and well-maintained. Each of the three shower stalls locked and had plenty of hooks and space for changing, plus stools to sit or put bathroom items on. Great hot water and a ledge for shower supplies. Plus, the showers drained correctly! These are the best bathrooms we’ve seen in our year of full-timing.

The laundry was open 24 hours a day, and also warm. All six washers operated ($1.75 per load) and five of six dryers worked ($1.50 for 42 minutes). The office can provide quarters (including outside office hours). We also loved the hot tub, which is open 24 hours a day. We didn’t use the dump station. The Wi-Fi was a tad stronger than our Verizon and AT&T service, but we were one of the few folks using it. Our rate included a 20% veteran’s discount.

There was about 1.5” of snow the first night we were there, and an employee cleared all the roads the next morning.

The proximity to Mesa Verde National Park was great, although much of the park was closed either for weather or renovations. Remember your snow tires or chains if you come this way in winter! We did our grocery shopping in Cortez, which is about 10 minutes away.

We would definitely stay here again! We imagine it’s very popular in times of the year there’s not snow on the ground.

The good:
First, the staff is great and the resort has the best prices for visiting Mesa Verde (entrance 1/2 mile away). We paid about $40/night with 2 kids (ages 3 and 9 - they do charge for kids over 5. They went out of their way to find us a discount though.)

There is a family friendly pool and hot tub plus an adult only hot tub. (Pool was closed for us because of the season, but who expects a outdoor pool to be open past Labor Day is Colorado??? Both hot tubs where still open!)

Trees! Yes, there is shade. We visited in mid October but trees are always welcome.

Facilities are what I would call “average” (my rating is probably closest compared with KOA. I’ve experienced better and worse.) They are clean and what I’d expect from a place with full hookups. Men’s had 3 toilets and 3 showers, plus a urinal. But they are clean, and since most sites are full hookups and LOTS of very nice Class A’s, they felt fairly private.

Also has a laundry on site. Actually, their laundry is top notch. I’ve used private laundry facilities with less washers and driers.

Sites are level. I got our rig to within 1/4” driver-passenger without blocks. ~6.5 front to back. No big deal for us.

If you can drive it, it will likely fit here. Saw large 5th wheels and Class A’s with trail vehicles.

WiFi. I’m still using it. Take that for what you want.

The bad:
Sewer smell! Wow. So my youngest puked in the truck on the ride up and I’d rather smell that. I saw another review stating that their treatment area was close and was the cause. Don’t care for the cause. Just note that if you are outside, expect for it to smell like your black tank is leaking when the wind shifts, at least towards the south and east sides of the place. Can’t speak for the other side. It’s not constant but it’s regular enough that it’s a deterrent to be outside.

Traffic noise. It’s right off the highway and it’s a busy one. Try to get a spot at the back of the park, maybe it will help. Doubt it. Engine breaks on semi truck are a regular sound. Heck, any vehicle passing by is loud. It’s currently 10:42 pm on a Friday in October and there is constant vehicle noise. (Pretty sure the RV Park at the entrance to Mesa Verde is going to experience the same thing though)

“Mostly gravel” sites. Usually not at all an issue but is rained hard before we got there and our site was a very muddy. Later I walked the park looking for the dumpster and I couldn’t bring my shoes in our rig due to the mud. Again, not normally an issue.

Office and shop closes at 5. It may be due the season?

No fire pits. Kiddos always want s’mores. Oh well, they’ll live. Should have brought the Solo

Overall: Still 4 stars. Definitely worth it for quick access to Mesa Verde. If you are doing something else, I’d personally look north of Cortes.
